Important update for anyone looking at condos in the Hilton Head and Lowcountry market.🏡

Fannie Mae and Freddie Mac have replaced Limited Reviews with a mandatory Full Review. Past closings in a neighborhood no longer guarantee loan approval.

Reserves Rising: The required replacement reserve allocation jumps from 10% to 15% in January 2027.

Investor Upside: Investor concentration restrictions are eliminated for established projects. The 50% investor concentration cap for established condos undergoing Full Review was removed immediately, opening financing for buildings with high rental ratios that we often see in Hilton Head.

Did you know Hilton Head Island’s Disney resort has a separate window where non-resort guests can grab Disney treats? 😋

Yesterday, while previewing a home in Palmetto Dunes, I decided it was the perfect excuse to stop by and get my pineapple coconut swirl Dole Whip fix!

And yes… it was Scrumdiddlyumptious!

Local tip for Palmetto Dunes owners: You have beach parking privileges at Disney’s Beach House, making it even easier to enjoy the beach and maybe grab a Dole Whip, Dole whip floats, Mickey ice cream bar, Mickey pretzel, and other assorted snacks and adult beverages too while you’re there!

Just one of the many little perks and hidden gems I love sharing with my clients and neighbors here on Hilton Head. 🏝️🍦🍍🥨🍤🍹😎

🏡 HOME SOLD! 🎉🔑

One of the most rewarding parts of my job is helping clients through every step of the process Removing Stress, Solving Problems, and Adding Value along the way.

This family was under a little pressure after accepting a job here on Hilton Head Island and needing to relocate from Texas within 3 months and stay within their budget .

With a little patience, the right strategy, and some negotiating (I happy danced in my living room after I heard sellers accepted… me repeating out loud darn I’m good 🤣), we were able to get them a home at a price they were thrilled with. 🙌

I loved helping them navigate all the little things that come with relocating to a new community such as setting up utilities, tax process information, vehicle registration how to, where to shop, restaurant recommendations, local library information,dump sticker details, educate this weekend is SC tax free … allll the things! 😊

And of course, we made sure they got their free resident beach parking permit the very same day we closed. 😂🌴

• Detached Homes: Median price hit $1,286,000 with sales volume up 5%.
• Condos & Villas: Median price is holding at $525,000.

📍 Lowcountry Trends
• Detached Homes: Median price rose 3.2% to $638,000.
• Condos & Villas: Sales volume jumped 9.3% over last year.

• The Speed Factor: Correctly priced villas move in just 18 days, while correctly priced detached homes sell in 29 days.

⚠️ The Double Penalty of Overpricing
If you have to reduce your price later, you face two major hits:
1. Negotiation Penalty: You lose an additional -1.3% to -1.6% in leverage beyond the price cut.

On my way home from a Sun City 🏡listing check this morning before the home inspection, I made a quick detour to Okatee River Farms to pick strawberries yum yum! So worth it…red, sweet, and juicy.

lol… check out the free-range chickens in front of my parked car in the photo below. You can take the girl out of the country, but not the country out of the girl. LOVE it!

Zero regrets. Highly recommend making room for the little detours in life 😉🍓
