7 Real Estate Rules That Actually Matter ๐Ÿ’ฅ

1. Buyers should never waive their inspection period. I know that feels like table stakes but I still see it happen. You can absolutely agree to buy a house as-is and still keep your inspection and your inspection contingency. What that means: you are not asking for repairs. But you will know exactly what needs to be fixed, what it will cost, and what you are walking into. That is not a negotiation tactic.

2. Do not look at houses you cannot afford. I snuck some budget talk in here and I meant to. Buying a house is one of the biggest financial decisions of your life. If you tour homes that are $75k above your ceiling, every home inside your budget will feel like a consolation prize.
You will talk yourself out of perfectly good houses because your brain is anchored to something you cannot have.

3. Every listing needs professional photos and professional video. Full stop. No exceptions. Listings featuring video receive 403% more inquiries than those without. 403%. If you are a seller and your agent is not offering this, ask why. If you are an agent and you are skipping this step, stop.

4. Before submitting an offer, always call the listing agent. This one feels obvious until you realize how many agents skip it.
That one conversation can tell you how many offers are coming in, what the seller actually cares about.. That information changes how you write the offer and how you present it.

5. Buyers need to meet with a lender before walking houses. Not after you fall in love with something. Before. Know your number. Know your payment. Do not waste your time and do not waste mine.

6. Never skip the final walkthrough. It is not a formality. It is your last chance to confirm the home is in the same condition it was when you made your offer. Things happen between contract and closing. Show up.

7. Price your listing right from day one. An overpriced listing that sits and then drops trains buyers to negotiate harder and makes sellers question everything. You never get a second chance at a first impression on the market. Get it right the first time.

- How much is it worth? What's the recommended list price, and what's a realistic sale price based on comparable homes (CMAs) in our area (e.g., specific Hilton Head communities)?
- What's my net? Can you provide a seller net sheet showing all estimated closing costs, agent fees, taxes, and mortgage payoffs?
- Repairs & Upgrades? What repairs or staging will offer the best ROI? Are there any known issues (e.g., structural, environmental) or required certifications?
- What stays? What fixtures (like wall-mounted TVs, ceiling fans) are considered personal property vs. part of the sale?
