Coastal real estate is still moving—just with more intention than urgency. 🌊

The latest published Hilton Head Area REALTORS® data through August 2026 shows a market that continues to reward strategy, presentation, and pricing—while telling very different stories depending on location and property type.

What changed?

• Hilton Head detached homes held a $1,175,000 median sales price year to date
• Bluffton’s median reached $540,000, up 0.2% year to date
• Hilton Head condos and villas held at a $525,000 median year to date
• Homes on market now sit at 216 for Hilton Head detached, 695 for Bluffton, and 443 for Hilton Head condos/villas
• Sellers received an average of 96.7% of list price on Hilton Head detached homes, 97.2% in Bluffton, and 95.9% for Hilton Head condos and villas
• Days on market climbed to 129 for Hilton Head detached homes, 130 in Bluffton, and 143 for Hilton Head condos and villas

What does that mean for sellers?
Preparation and pricing still matter more than ever. In a market where buyers are taking a closer look and days on market are stretching, the homes that launch polished, compelling, and aligned with the right strategy are the ones best positioned to stand out early.

What does it mean for buyers?
There’s more room to compare options and make thoughtful decisions—but the most desirable coastal properties still reward buyers who understand the nuances of each micro-market.

And the headline is never the whole story:
Bluffton continues to show steady price growth, Hilton Head detached homes are holding firm at the luxury end of the market, and Hilton Head condos and villas remain active with more inventory and longer timelines.
