The Dunes Buggy service is made possible through the support of multiple community corporate partners who help subsidize operating costs.

To ride, simply provide your Palmetto Dunes community address and enjoy convenient transportation throughout Palmetto Dunes, Leamington, and Shelter Cove.

⭐ New for 2026: Effective June 1, Palmetto Dunes property owners will receive VIP Access, allowing reservations to be made up to 24 hours in advance.

🏊 Pool Barrier Fences Now Permitted in Palmetto Dunes

Beginning January 1, 2026, the Town of Hilton Head Island began enforcing a new requirement that all new permit applications for pools and spas include a pool barrier fence.

Prior to this change, pool barrier fences were not permitted under the PDPOA Architectural Standards and Guidelines. In response to the Town’s updated requirements, the PDPOA Architectural Standards and Guidelines were revised and now allow pool barrier fences.

Pool barrier fences may be constructed of:
✔️ Non-reflective dark-framed materials
✔️ Clear glass
✔️ Maximum height of 60 inches

Property owners wishing to install a pool barrier fence must submit a Tier 2 Architectural Review Board (ARB) application for approval, including details regarding the fence style, frame color, or glass type.

Installation Requirements:
• For new pools, the fence must be installed at least four feet from the pool edge.
• For existing pools, the fence must be located at least four feet from the pool edge or at the edge of the existing deck, whichever distance is greater.
• As an alternative, a retractable pool cover may also be utilized.

Property owners are encouraged to review this opportunity, which may enhance safety around pools and spas while potentially reducing property insurance costs.

1st Quarter 2026 Analysis

📍Hilton Head Island Spotlight:
🏠Detached Homes: Median sales price remains high at $1,286,000, with a 5% increase in the number of homes sold.
• Condos/Villas: Median sales price on the island is down 9.1 % at $525,000, with a 6.1% decrease in number of villas sold.

📍Lowcountry Spotlight:
🏠 Detached Homes: Median sales price in Bluffton increased 3.5% to $647,000, Okatie decreased 2.4% to $534,900, and Daufuskie increased 40.2% to $855,000.
• Condos/Villas: Median sales price in Bluffton decreased 9.7% to $299,000, Okatie decreased 2.7% to $379,495, and Daufuskie decreased 4.1% to $527,500.

• The Wait: The median time on market rose to 65 days.

• Overpricing Impact: 57% of listings were initially overpriced. Those that had to "chase the market" took an average of 137 days to sell, compared to just 29 days for those priced correctly.

• Efficiency: Correctly priced villas move incredibly fast in a median of just 18 days.

• The Delay: Listings requiring a price reduction stayed on the market 3.9 months longer (nearly 7.5 times longer) than those that didn't.

⚠️ The Cost of Overpricing: A Double Penalty
When a property is priced "out of the market," sellers face two distinct financial hits:
1. The Negotiation Penalty
• Equity Loss: Sellers who reduced their price faced a negotiation penalty of -1.3% to -1.6% beyond the price cut itself.
• Lower Returns: Homes with no price reduction sold for 98.1% to 98.9% of their list price, while those requiring a reduction dropped to roughly 90%.
2. The Carrying Cost Penalty
• The Time Gap: Overpricing adds an average of 3.6 to 3.9 months of extra time on the market.
• Mounting Expenses: During those 4 extra months, sellers are responsible for carrying costs including mortgage interest, property taxes, insurance, and HOA/regime fees.
• The Total Hit: When you combine the lower sales price with 4 months of additional expenses, the "test the market" strategy often costs sellers tens of thousands of dollars more than a competitive initial price.

The Bottom Line: Being "In the Market" rather than "Chasing the Market" saves you time, stress, and most importantly money.
