SEA PINES | June Market Report
Sea Pines continues to demonstrate resilience in 2026. Through April, total sales volume exceeded $205 million with pricing holding firm across all property types.
MARKET TAKEAWAYS:
VALUES REMAIN STRONG. Detached home median price up 5.5% and villa median price up 0.8% year-to-date.
INVENTORY IS TIGHT. Detached inventory down 36.1% year-over-year; villa inventory essentially flat.
SALES PACE IS STEADY. Detached closings down slightly (-1.5% YTD) while villa closings up 15%.
BUYERS ARE SELECTIVE. Homes are taking longer to sell, but well-positioned properties continue to perform.
PRICING MATTERS. Homes priced right and in great condition are still achieving strong results.
