When we were children, we dreamed of becoming someone. Some dreamed of being a teacher and some dreamed of being a writer.

We dreamed that once we were an adult, and were fully autonomous from our parents, we could live our dreams.

For a few, the dream came true, but for most the reality may have been different than the dream.

And now as you enter the retirement phase of your life, are there obstacles to keep you from your dreams?

Any obstacles you face now are likely to be significantly less of a challenge than the obstacles you faced jockeying for your career.

If you dream it, you can probably do it! Who’s going to tell you no?

I am not yet retired, but my activities already include water aerobics, birdings and volunteering for the USCG auxiliary.

I faced obstacles as well! A short while after joining the Audubon Society I broke a bone in my foot and was unable to go on the birdwatching hikes. Yet I still did what I could during my recovery.

I believe the Hilton Head and Bluffton area to be an ideal place to retire. We have a beautiful environment and an abundance of activities. We have gated communities that bring people together and make it easy to relocate and enter a new phase of your life.

Dolphin Head is just one of the communities recreation centers. Here you have beach access on the Port Royal Sound, basketball, a playground, a community center and lawn where live performances are often held.

Hilton Head Plantation (HHP) remains one of the best priced communities on Hilton Head.

The community does not allow any short-term rentals so it is an ideal place to connect with your neighbors and build friendships. The community offers a good deal of activities for its residence as well.

There are roughly 5000 homes in HHP and a low POA fee.

ONE - You. If your home strongly reflects your personality and life, it becomes very difficult for buyers to imagine their life in this space.

Often all those personal items that you love and adore look like clutter in another person‘s eyes.

You are in the process of moving. So get a jump on boxing things up by packing away all the family photos tchotchkes and knickknacks that you love.

You want to give buyer the opportunity to imagine their life in that home.

TWO - Smell. The way a home smell smells can be the first thing that a buyer notices. Your best option is to make sure that is a pleasant smell.

You may think to install a round of fresh plug-ins by very often those are a detriment. Many people are sensitive to the chemicals in a plug-in and cannot tolerate being in the house.

While trying to sell your house, you don’t want to send people fleeing out of it for fresh air.

The two most common unpleasant aromas in the house, are pets and smoke.

For pets, there are products that can neutralize the smell, but for smoke the damage is much greater. Smoking in a house penetrates the walls and remediation does not always fully remove the odor. In severe cases, sometimes the only way to eliminate the smell of smoke is to replace the drywall.

THREE - Cleanliness. Just as a well organized closet is an indicator to a well maintained home, a dirty home is a clear indicator to a neglected home.

If the home is dirty, we can only imagine that you don’t maintain your HVAC or have pest control.

There are set areas on Hilton Head where vacation rentals are permitted. They are concentrated along the oceanfront.

Coligny is at the center of it all for vacationers. The restaurants, music, ice cream and shops and of course easy beach access.

If you’ve been here, you know. You may have noticed our signs about smoothing out the sand before you leave the beach and how we keep our lights off at night, all to protect the turtles. We literally kicked down your Sandcastles at night to make a turtle friendly environment.

Yet when you live here, life is a bit different. For me personally I still go to Coligny. I’ll go to Flatbread Grill or do some shopping at Quiet Storm. What is different though is that I live in a gated community, and can connect with my neighbors and friends through the groups, clubs, and activities within my community. My roots are continuing to dive deep and spread.

There are so many ways to get involved with the Hilton Head |Bluffton culture that can truly enrich your life. While the area is best known for golf and the beach, there is so much more available.

There are organizations that you can volunteer support the environment, or volunteer to support the people in the community. Both are very rewarding to the giver and the receiver.

Hilton Head and Bluffton have done something special over the years. They’ve created a place that welcomes visitors while giving residents an incredible quality of life. Like any community, it’s not perfect, but there is a genuine commitment to preserving the beauty, culture, and natural environment that drew so many of us here in the first place.

Many of my clients began exactly where you may be today—visiting for a week and wondering what it would be like to call this place home.

All boaters know that we either are in saltwater or freshwater. So what type do you boat in?

Both Palmetto Dunes and Hampton Lake have ramps into freshwater lagoons well, the remainder launch into the intercoastal waterway.

*Hilton Head Plantation has a boat ramp with a lift and puts you into Skull Creek.

Windmill Harbour has a lock system that you exit right into Calibogue Sound

Moss Creek’s boat ramp launches you into Mackey Creek.

In Palmetto Bluff, Wilson Landings Marina will drop you into the May River. Palmetto Bluff also boarders the Cooper River and the New River.

Rose Hill is tidal and will put you into the Colleton River.

While at Oldfield the boat ramp placed you into the Okatie River.

Though these waterways are all called rivers, they are all salt and part of the Intercoastal Waterway.

Sea Pine is a special place! It is the first plan community on Hilton Head island and set the tone for all that followed.

Inside the community, you have miles of beach access, the beach club and Tower Beach. You also have South Beach Marina, as well as Harbourtown boat basin.

There are plenty of restaurants and activities, so much so that some people who live in Sea Pines rarely venture outside the gates. I totally understand that mindset!

Having property in Sea Pine with a great location can be rented on the short term rental market.

Coast is located at the beach club in Sea Pines.

Our family will often go there for special occasions whether they be holidays or just a great opportunity to get together.

My family lived in Sea Pines since the 80’s and we’d often visit. I can recall going to truffles at the Sea Pines center, as well as getting an ice cream at the Salty Dog in South Beach.

Every visit included time spent at Harbourtown and a good walk around the marine basin. Memories of my father trying to locate a parking spot at Harbourtown often come to mind these days, when I am attempting to do the same. That’s one thing that hasn’t changed about Harbour town, the parking is challenging! Luckily Sea Pine has a Trolly that can alleviate that problem.

A day or two before you close on your new home, we go in for one last look.

And just what are we looking for?

First, we want to make sure that all the repairs that were requested have been completed. During the inspection, some things very likely came up, and we negotiated with the seller what you want repaired. Now is our chance to go in and make sure they were done!

Second, we want to make sure that all of the sellers possessions are out of the house. You’d be surprised to see the things that get left behind. Sometimes the Buyer gets a pleasant surprise, and there are items that they can use. On other occasions, things are left in the house that become a burden to the new homeowner. This is the opportunity to get that giant credenza that they left in the garage out and on their dime.

The final thing we’re looking for during a walk-through is to make sure that the property is in livable condition. We want to make sure that post Inspection no water pipes burst, no storm came through and did lots of damage. This is the least common occurrence, but we make sure that your new home is exactly what you expected to buy.

These 5 provide access to Lagoon boating.

If you like going about on a kayak, skiff or pontoon boat, these communities can provide fun right in your own backyard.

Each community has their own guidelines for what is permitted in their lagoon systems. And none are alligator free!!

Palmetto Dunes, Palmetto Bluff and Hampton Lake are gated communities and have boat ramps as well.

Heritage Lakes and Fernlakes are ungated and fairly big lots.

Now, here is how they are different.

Palmetto Dunes is on Hilton Head Island and properties there can be put on the short term rental market.
In 2026 the annual POA fee is $2000. Palmetto Dunes offers easy access to the beach, golf, tennis Pickleball and several restaurants.

Palmetto Bluff, Hampton Lake, Heritage Lakes and Fern Lakes are all in Bluffton.

Palmetto Bluff has an annual 2026 POA of $5886. And while it does offer Inland Waterways I am a bit hesitant to add it to this list because it also has a boat ramp into the May River and borderers the Cooper River and the New River. It is an extraordinary community that is still being built out, so if you were interested in new construction, this is a great neighborhood, providing you have the multimillion dollars it takes to buy in there.

At Hampton Lake the annual POA for 2026 is $5180 and there is a one time transfer fee of $15,000. Hampton Lake offers a gym several pools a restaurant additional sports and Crystal Lake.

Heritage Lakes has an annual 2026 POA of $665. There is no pool in this community. Good size lots and easy access to Old Town Bluffton and HHI.

Fernlakes has an annual 2026 POA of $1396 and does have a pool. Boarders Heritage Lakes so the location benefits are the same.

This is what I love about gated communities! In Rose Hill, we do water aerobics three days a week, but this is not organized by the POA.

This is organized by homeowners who want to get together and exercise. And I have seen this in many of the gated communities. Where residents just take it upon themselves to organize groups and clubs that make the most of what the community has to offer.

I’ve seen Garden Club’s, book clubs, canasta teams, people who volunteer to help others, people who volunteer to tidy up along 278, people who get together to play pickle ball, etc.

Whatever you’re interest, you can find a group or create a group. And that most frequently happens within gated communities.
