🏡 CLOSED | 123 Anna Way 🔑✨

This closing is about so much more than handing over keys.

When my clients first started their home search, they were PCSing from outside the country, which meant a lot of trust had to be placed in me before they could ever step foot inside these homes themselves.

We toured 123 Anna Way three different times — twice virtually and once in person.

The first time I walked through it for them, I knew they were probably going to be nervous. The home needed some love. The floors needed attention, the paint needed refreshing, and it was hard to see past what was right in front of us.

But I could see the potential. ❤️

When they were finally able to walk through the home themselves, I know it was scary trusting that vision. But they trusted me, we negotiated hard, and we were able to get the new flooring, fresh paint, and repairs needed to completely transform this house.

And today… they CLOSED. 🥹🔑

Seeing the before and after makes this one even sweeter because this is exactly why I love what I do. Sometimes my job isn't just finding the perfect house... it's helping my clients see what a house can become and fighting for the things that help make it feel like home.

I don’t have baby fever. I have HOUSE FEVER. 🏡😭😂

You know how some women randomly look at their husband and think, “Maybe we should have another baby…” 🥹

Couldn’t be me, we have enough ❤️🏡

I randomly look at mine and think, “Soooo… hypothetically… how attached are you to this house?” 💀

I want a 4-bedroom with a giant kitchen, fenced backyard, enough storage to hide all the crap we swear we’re going to organize, and preferably somebody’s beautiful little 2.75% assumable mortgage. 😂

My version of nesting is completely different.

I’m on Zillow at 11:47 PM like:

“This one has potential.”
“We could knock that wall down.”
“The kids would LOVE this backyard.”
“I hate the floors, but floors can be changed.”
“WAIT. It has a walk-in pantry.” 👀
“Babe… wake up.”

Meanwhile, this man has absolutely NO IDEA that in the last 17 minutes I have mentally listed our house, calculated our equity, estimated the seller’s mortgage payoff, rearranged all our furniture into the new house, picked paint colors, and decided where the Christmas tree is going. 😭😂

And then comes the most dangerous sentence in our marriage:

“I just want to go LOOK at it.”

Because we all know I have never just looked at anything in my entire life. Hence why we bought this house we are in. So the next chapter is coming!💀

So no, please do not hand me a baby.

Hand me a pre-approval and the MLS listing asap! 🔑😂🏡

Sometimes the BEST real estate deals require a whole lot of elbow grease. 🏡🔨

A few years ago, I asked someone I knew with a decent real estate portfolio if he had anything in Richmond Hill he wanted to sell. He sent me a Zillow link to an off-market home—no listing, no photos, just a Google image of the front.

I blew it off.

Weeks later, he asked me again if I wanted to see it. His long-term renters had just moved out, and even he wasn't sure what condition it was in.

Y'all... I walked through that door and my brain screamed ABSOLUTELY NOT. 😂

The pet smell was HORRIBLE. The floors were completely demolished and soaked with pet urine. The walls and paint were disgusting. The baseboards were beat to hell. Windows were broken. The tubs were stained. The HVAC was causing mold around the vents. The fence was literally falling in. Why would I want to buy this?

Everywhere I looked was another project.

But something told me not to completely dismiss it.

I brought my broker over a few days later. He walked in, looked around and said:

"Are you crazy? Buy this house." 😂

So... we did.

We rolled up our sleeves and replaced the floors, toilets, paint, baseboards, windows, AC, and roof before moving in. The fence, appliances, and kitchen could wait. A lot of the work we did ourself, except the big things.

Then the appraisal came back...

$40,000 MORE than what we paid for it even with the renovations. 🤯

That house taught me a lesson I still carry into every showing:

Sometimes cosmetic problems look and FEEL much bigger than they actually are.

Don't get me wrong—this house needed WORK. But there's a difference between a house that needs work and a bad investment.

Sometimes the prettiest house isn't the best deal.

Sometimes the best deal is the one everyone else would walk away from because they aren't willing to put in the elbow grease. 💪🏡

And sometimes even the agent needs her broker to say, "Are you crazy? Buy the house." 😂

To this day, best investment I made.
