States with the least—and most—housing market inventory heading into the fall
Keeping a close eye on housing inventory trends is essential for navigating today’s real estate landscape. From July 2025 to July 2026, national housing inventory grew by just 2.1%—a notable slowdown compared to the 24.7% jump we saw the previous year. Even with 23,465 more homes on the market, inventory is still 9.1% below where we stood in 2019. The Midwest and Northeast, in particular, remain especially tight on available homes. At the Real Estate Resource Center of South Georgia, I find that understanding these shifts helps my team and our clients move with confidence—whether you’re looking for new construction, exploring military relocation options, or just want a pulse on the market. There’s a common belief that price stability is possible in the U.S. economy, but my experience—especially in real estate—shows how prices constantly shift as our needs and priorities change. For example, when technology becomes more affordable and accessible, we often see the opposite with limited resources like hotel rooms, sports tickets, or tuition, which grow more expensive. The central bank’s influence only goes so far, since global trends and the choices we all make day-to-day have a much bigger impact on what things cost. From my perspective, a steadier dollar could encourage more investment that’s now focused on hedging against inflation, which might lower many prices but make truly scarce goods even pricier. Ultimately, lasting price stability is a myth—shifting prices can actually signal economic progress, not just problems. In real estate, we see this firsthand as demand ebbs and flows, always reflecting broader changes across the U.S. economy.

The median home price now stands at $434,100, which makes affordability a real challenge—especially for first-time buyers.
