Housing affordability and inventory shortages aren’t just Elmhurst conversations anymore they’ve become statewide priorities.

From Governor J. B. Pritzker’s BUILD Illinois initiative to the Illinois Municipal League’s proposed REAL (Reducing Expenses & Advancing Local Housing) Act, Illinois is actively exploring ways to encourage more housing development across the state.

Why does that matter?

Because limited inventory continues to impact affordability, mobility, and long-term growth — not just in Chicago, but throughout communities like Elmhurst and the western suburbs.

The challenge moving forward will be balancing:
• new housing opportunities
• infrastructure and school capacity
• local control
• neighborhood character
• affordability and accessibility

One thing is clear: housing supply is now front-and-center in Illinois policy discussions.

And whether people like it or not… conversations around zoning, density, redevelopment, and housing flexibility are only going to increase from here.

One of the most underrated parts of a successful real estate transaction? The people around the table.

Congratulations to my first-time home buyer on officially crossing the finish line. 🏡👏

And in today’s market, that accomplishment means even more. According to the National Association of REALTORS®, first-time buyers now account for just 21% of all home purchases; the lowest level recorded since tracking began in 1981. While the median age of a first-time buyer has climbed to 40 years old.

For all the noise and national narratives about Chicago… the housing market continues telling a very different story.

According to a recent Crain’s Chicago Business article, the median price of homes sold in the city of Chicago increased 7.7% year-over-year in March 2026 approximately 5.5 times the national pace.

The broader Chicago metro area comprising Cook, DeKalb, DuPage, Grundy, Kane, Kendall, Lake, McHenry, and Will counties saw median home sale prices rise 4.2% year-over-year, roughly 3 times the national pace.

People invest where they see opportunity, stability, lifestyle, and long-term value.

That’s especially true in communities like Elmhurst and throughout Chicagoland where buyers continue prioritizing:
• walkability
• schools
• community
• architecture
• transportation access
• restaurants & local business districts
• quality of life

The headlines may generate clicks.
The market generates reality.
