When people ask me how the Elmhurst market is doing, I point to these four statistics for the single-family detached resale market:
📈 Average Sale Price: $793,075 (+5.7%)
🏡 Average Showings to Contract: 11 (-8.3%)
📉 Absorption Rate: 1.2 months (-14.3%)
⏱️ Days on Market: 33 (+10%)

Here’s my takeaway:
• Home values continue to appreciate.
• Inventory remains exceptionally limited, keeping sellers in a favorable position.
• Buyers are making decisions after fewer showings, telling me that well-priced homes continue to attract serious interest.
• Days on market increased slightly, but 33 days is still a healthy market by historical standards. We’re talking about a few extra days not months.
No single statistic tells the whole story. It’s how these metrics work together that provides the clearest picture of today’s market. While I track several other data points, these are the four I watch most closely each month.

Whether you’re buying, selling, or simply keeping an eye on your home’s value, these are the numbers worth watching.
