Over the four weeks ending August 23, we saw new listings across the US tick up by 0.4% and total homes for sale rise 0.5%, reaching their highest point since early in the second quarter. Yet, even as inventory improved, pending home sales dipped by 1.1% to the lowest level in six months, mostly because high housing costs are keeping many buyers on the sidelines.

The median sale price now stands above $400,000—up 1.9% from last year—while average mortgage rates are hovering around 7%, nearly a 13-month high. For those actively searching, this rise in inventory and softer demand means there’s more opportunity to negotiate, whether you’re seeking price cuts or other concessions in many markets.
