Thinking of moving in 2026?

Questions you should ask yourself…

Why do you want to move?
-more space?
-to get closer to work?

Know your why. It will be very important once you begin looking for your new home.

When do you want to move?
-ASAP?
-before the end of summer?
-before the holidays?

Remember the more specific your wish list, the longer it may take to find your new home. Plan accordingly.

What is your budget?
-are you planning to have a down payment?
-what upfront costs can you expect?
-what is your budget ceiling?

Things you should know about selling your home.

🏠Preparing your home for the market is very important. Sometimes buyers do not have the vision to look past needed repairs or peeling paint or dirt. Paint, make repairs, organize, de-clutter and clean everything from top to bottom. It definitely makes a difference.

🏠In our area you are competing against new construction builders who offer incentives and upgrades. You need to keep this in mind and price your home competitively.

🏠This one is sometimes hard to hear. Your home is only worth what a buyer will pay. It does not matter what you paid for it or what you need to get for it.

🏠If your agent is suggesting a price reduction, it’s not because they want you to receive less money at closing. The market is always changing and sometimes a price reduction needs to happen in order to get a buyer in the door.

🏠Your agent matters. Choose an experienced agent knowledgeable in your area who is willing to work full time to ensure you make it to the closing table.

🏠No matter what, pricing is key. There is no amount of marketing that will outsell an over priced property and keeping up with the market changes to adjust accordingly definitely matters.
