21 YEARS LATER!!

That’s right, 21! It’s even hard for me to believe that 21 years ago, I sold B and his family their first home in Ridgewood. I’ll admit I didn’t do the best job keeping in direct touch, although no doubt they certainly received many newsletters and many postcards over the years.

And from the sidelines they watched my business grow and occasionally our paths would cross. I was thrilled when in the spring of last year, B reached out about looking to make a move and asking me to help. And I am so happy that I was able to help Brian and his wife with their purchase of this fabulous home in Hohokus!

We just closed this week at 322 Hollywood Ave. It was a multiple bid situation and a highly sought after home. They stepped up aggressively, listened to my advice as far as the offer, and the contingencies were concerned, and we were able to get our offer accepted. One month later we just closed, and I’m so excited to welcome them as Hohokus’s newest residents! And this time, I have no doubt I’ll keep in touch 😉.

🔑 the keys to listing success….

It’s not uncommon in this market for homes to be selling over the asking price, but it’s also never been more important to price them accurately.

Due to limited inventory and a large pool of ‘ready, willing and able’ buyers, sellers can and should expect a tremendous amount of showing activity and interest on their homes once listed.

Buyers are prepared to step up aggressively and put their best foot forward, in an attempt to be the offer that catches the eye of the sellers and to “win” the deal.

As a seller, your priority should be preparing your home so it shows its best to these potential buyers. This means taking the time to get it “show ready” which may including painting and touch up work- but should definitely include professional staging and prep work. Professional high quality photos and a marketing plan that includes not online a strong online presence, but also behind the scenes networking with top area agents to ensure your home catches the attention of its’ ideal audience.

We closed last week on this wonderful Ho-Ho-Kus home. Despite its original kitchen and some dated cosmetic features, together with the stager we were able to highlight the charming, well maintained attributes of this home and as a result received seven offers- nearly all over the asking price and many with incredible additional terms.

When it comes to pricing, ultimately the market will dictate your sales price. And right now, that market will likely drive your price up to a number you may not have even considered possible. Of course solid advice from a knowledgeable and hyper local agent is key, but so is setting a realistic number that will attract the right people immediately out of the gate.

But, having an athlete that is coachable, respectful, a great teammate, mentally tough, resilient, and tries their best- is a direct reflection of your parenting ✨.”

I don’t know who said it, but I couldn’t agree more! The values and work ethic our girls have developed through their respective sports is what it’s all about. That and their love for what they do 💖.

And kudos to the parents out there who are cheering and supporting with those same values at play- so grateful to be on the journey together!
