This benchmark in vertical placemaking will introduce 580,000 SF of Gold Coast live/work/play vibrancy to its former industrial neighborhood. Developer JDA Group LLC (JDA) and its world-class design team will bring The Boundary to life, through the expansion of an existing office building and the addition of new public spaces, multifamily housing, medical office, retail and structured parking. The
development site – at 50 Harrison Street in Hoboken and 2 Hoboken Avenue in Jersey City – sits at the gateway to Hoboken, surrounded by five of the city’s eight vehicular entry/exit points. Its design embraces a “vertical placemaking” concept and seamlessly integrates with existing neighborhood amenities, such as the expanding Southwest Park located just to the northeast. Its anchor, Mission 50 – an 80,000-SF office building at 50 Harrison Street – was built in 1935 as the Cut-Rite wax paper factory; today it houses a premier coworking community, traditional leased offices and a host of upscale tenant amenities. This desirable, walkable community will incorporate significant features and benefits for businesses, residents and the cities it serves. The Boundary’s elements include:
Public spaces and access: Careful consideration was given to designing The Boundary with significant open space for community access and use. A high-concept, landscaped rooftop park located atop structured parking will offer unobstructed views of Manhattan and opportunities for a restaurant/retail component and special events. An interior roadway project will create pedestrian walkways and improve vehicular access to support the site and the region. Office accommodations: The ground-up development of a six-story, 55,000-SF medical office building –
suited for a single or multiple users – will mark the first new office construction on the Hudson Gold Coast in more than a decade. Mission 50 will also be upgraded with ground-floor retail and a two-story addition, including indoor/outdoor event space on the new, top two floors. Destination retail: In a neighborhood with limited shopping and dining, The Boundary will introduce 51,000 SF of destination retail space. Restaurants, boutiques, grocery and other concepts will bring new vibrancy and entertainment to the neighborhood, seven days per week. Multifamily housing: A 13-story, glass-facade apartment building at 2 Hoboken Ave. will include 192 market-rate apartments constructed over four stories of structured parking. The building will also house approximately 11,500 square feet of The Boundary’s retail component, including opportunities fronting on the elevated park. COMMUNITY BENEFITS
Placemaking: Southwest Hoboken was initially developed as a largely industrial neighborhood, and in its heyday was a magnet for the manufacture, warehousing and shipment of baking-related (and other) products. Yet today the district is performing far below its potential, despite a regional economic resurgence. The Boundary will generate new commercial tax ratables, bolster property values and put this neighborhood back on the map, while helping to secure its future. The transformation will honor the past while providing modern workplaces, living and playing spaces, and desirable services – establishing a distinctive 24/7 vibrancy. New and improved streets and sidewalks will make the entire area far more accessible and desirable for pedestrians and cyclists. Stormwater mitigation: The southwestern corner of Hoboken is prone to flooding, and the development site is currently 100% impervious due to the existing building and surface parking. The Boundary design addresses climate resilience, incorporating elements including high-performing, elevated landscaped roofs, along with sidewalk bump-outs to absorb rainwater throughout 80% of the project, and under-street detention systems.
