Two for Tuesday, - March 3rd Edition

The subject of this week’s two for Tuesday is “Be Prepared”. In today’s market, you have to have all your ducks in a row. Interest rates have come down, they have stabilized, and the average interest rate right now is hovering just below or about 6%. Which is great news for buyers. But what we’re seeing is more buyers than properties. Which means we are seeing a huge amount of properties receiving multiple offers and calling for highest and best scenarios. Of the 17 properties that listed in Hoboken over the past two weeks 11th of these are already either in review or under contract.

So if you’re serious about buying a property in this market, be prepared, firstly, make sure that you have your preapproval ready to go, which means you need to get yourself prequalified by a local lender. Develop a relationship with that person. We have lenders who will occasionally call the listing agent for you to assure the listing agent that you are well qualified. This gives you an edge….
