One question I’m getting a lot from buyers right now is, “What does it actually mean to limit my inspection to environmental, structural, and mechanical issues?”

In today’s competitive market, many buyers are making offers with this type of inspection limitation to make their offer more attractive to the seller.

Simply put, it tells the seller, “I’m not going to ask for repairs for every little cosmetic issue I find.” Things like chipped paint, loose doorknobs, worn caulk, scratches on the floor, or other normal wear and tear typically won’t become negotiation points.

Two for Tuesday – June 30th Edition

Over the past few weeks, Jersey City homeowners have been hearing a lot about potential increases in property taxes at the city, school, and county levels.

First, the City of Jersey City proposed a 20% increase in the municipal portion of property taxes.

That proposal has currently been put on hold after significant public pushback, giving city officials time to review the budget, identify other possible spending cuts, and explore other revenue sources.

At the same time, the Jersey City Board of Education has approved a budget that includes a proposed 17% increase in the school tax levy, and Hudson County is also discussing a budget that could result in approximately a 14% increase in the county tax portion.

So, what does this mean in real dollars?
