The news will show that there are many markets across the country that are seeing prices decline as much as 20% already. However, in Hudson County… Many of our most popular cities are still seeing good market conditions. That being said, buyers are starting to gain an upper hand in the cities bordering Hoboken.

Since i'm receiving a high level of questions from my client base. . . i'll share with you my "OPINION" as it pertains to Interest Rates, Geopolitics, and Real Estate. Note, this is opinion. Not financial advice.

"Geopolitics :

In regards to interest rates and geopolitical issues we're dealing with. The rise in interest rates did cause a momentary "wait and see" situation amongst buyers. Rates took a quick dip this week and a buying frenzy is taking place. This scenario is typical when rates rise rapidly.

The reality is, rates will "Likely" continue to rise. In my opinion there will be an elevated amount of buying until rates cross a threshold that causes prices to plateau. Even still. . . inventory will not be able to meet demand. So a market crash does not seem likely, unless a major geopolitical event were to happen.

On that note, the Ukraine conflict seems to have had little effect on American real estate thus far. In actuality, it will likely cause prices to rise as raw materials and commodities become more scarce, and thus building more expensive. However, if the conflict escalates past a Ukraine / Russian issue and grows to an expanded war involving more countries. Fear would then set in, causing every market to decline in the short term. Including American real estate.

This is all theoretical, but in my opinion. . . logical assumptions. I'm sharing this as pretty much all of my clients are calling and emailing with the same concerns and questions."
