New Castle County is a neutral market right now. That single sentence is more useful than most of what you'll read about real estate this week.

Days on market and months of inventory are the two indicators I watch most closely, and both put us squarely in neutral territory. Sellers and buyers have roughly equal footing at the county level. Prices are flat year over year.

But here's where it gets more honest: the county average is hiding a real split.

Some neighborhoods are still seeing multiple offers and quick sales. Others have homes sitting past 45 days before anything moves. Same county, same month, very different experience depending on where you are and what you're offering.

This matters a lot if you're making a decision based on something you read that just says "the market is strong" or "buyers have leverage." Those headlines are written for clicks, not for your specific street.

What I've learned to do is look at the pocket, not the headline number. A home priced right in a neighborhood with real demand is still moving. A home priced based on 2022 comps in a slower pocket is still sitting. The data doesn't change that reality; it just confirms it.
