Finally glistened to this episode of our Retire Wealthy and Happy podcast with Glenn Gonzalez that TrainerEarl Cline and Ben Waller recorded and it’s one of my favorites. Seriously, his boss fired him and said he had reached the pinnacle of what he could do there and it was time to “Soar with the Eagles.” Wow!

Then he went out on his own. He bought a 44 unit that was an REO (bank owned) for a $150k down. He partnered with two guys for the money and sold it exactly one year later on the anniversary for a $1.5MM profit! Wow wow!

Then he had a friend with 1,500 units that would never sell. 10 years later that friend gave him the same type of deal. These were in DFW. I wonder if any of my friends like Sandhya S Seshadri knows of them or owned them? Wow wow wow!

Now I wonder if this was the best and one of my favorites for sure.

Just listed!
We just listed a duplex in Salt Lake City. This is an up/down duplex with a 2 bedroom and one full bath upper unit and 2 bedroom and one bath lower unit. It has been fully remodeled, has a wonderful location, is close to downtown, freeways, hospitals and the U of U University! It will come with stainless steel appliances and all furnishings in the basement. We can also negotiate the main level furnishings. It has been used as a Short Term Rental. It also inclines a huge deck off the master with West views, an equal sized deck for the lower unit and another deck with a hot tub for both units to share. This is a huge opportunity and will be awesome for a house hack or rental.

It’s a few minutes walk to shopping, Sugarhouse Park and a few minutes drive to all sorts of things including some incredible outdoor activities including Ski/Snowboard resorts in about an hour.

Recently, the upper unit was used as a Midterm rental on furnished finder and only included one of the two bedrooms. With only 1 bedroom, it still grossed over $2k per month.

The basement was rented to a STR person that used the arbitrage model to rent to guests. Even with that, it still grossed $2k. By some estimates, it could be $6k a month which would be $72k per year!

I finished the Harvard Negotiation Mastery online course. The last part was based on this photo and doing “Checks” on your negotiable to make sure it’s correct morally and otherwise. So happy I finished and simultaneously glad it’s over!🙏🙏❤️❤️

I got the privilege of going to the Joe Home Buyer master mind tonight with Cody Hofhine, Mark Stubler, Jimmy Rex, Joe Darger, Jennica Henderson Eardley presenting.
Here are my highest and best Top 3 Takeaways:
1. Cody has a commercial coach in Manny Koshbin and said “Never take advice from domeone you wouldn’t trade places with.”

2. Serve your customer and your client even if you make nothing.

3. Always take notes. If you’re not taking notes you should be home with your family.

4. Stop looking through a window at people and being jealous. Look at life like a mirror and fix yourself.

5. Stop wasting time. Set your goals and don’t let the Home Warranty guy take you to lunch when you need to work on things for your goals. Lol, that’s a bit personal.

6. Jimmy sold the most expensive house in UTAH at $32MM. He said it took him 20 minutes!

7. I asked him what his commission was and he said $32MM at 3%. Do the math. In about .01 seconds I said $975,000. (I must be a math genius. Lol) I then asked if he was mad it was $25k from a seven figure deal. He said I was getting in my own way, but after words he said that it was just to stir up the crowd. Um, kinda felt like crap until then. But on with the takeaways…

8. Jimmy got the first million dollar commission total for a year.

9. Jimmy later got the first Million dollars in commissions in a month.

10. I think 20 minutes to $1MM commission is close enough.

11. Jimmy said the most rewarding thing he’s done is his mens group. Chris, you’re in this, right?

12. Jimmy has been to 92 countries!

13. The story of him letting a guy shadow him where he got 3 listing appointments in an hour and the guy said, “if you can do that, think what I can do?!?!?” (He quit after 9 calls and said “They’re so mean! How can they do those things?” Lol

14. Plan your goals out 5 years. Focus on “What you could do if everything went right for 5 years.”

15. I asked him if he would be interested in a $13MM Self Storage facility in Magna. Currently waiting for him to reply to my message on Insta.
