I don't think I could universally tell someone that a new build is better than an existing home, or vice versa.

Some people want the new systems, open layout and ability to choose their finishes. Other people would gladly take an older kitchen in exchange for mature trees, a great neighborhood and a location they couldn't get with a new build.

Usually when I start asking buyers what matters to them outside of the actual house, the answer becomes a lot clearer.

So I'm curious... if the price were the same, would you choose brand new or an older home in a neighborhood you love?

Here's something I wish more buyers knew before they started looking: just because you're approved to spend a certain amount doesn't mean we have to shop all the way up to it.

I want to know what monthly payment actually feels comfortable to you, because you still want to go on vacation, eat out, sign the kids up for things, buy furniture for the new house and not panic every time something needs to be repaired.

Getting approved tells us what's possible.
Then we get to decide what actually makes sense for your life.

Apple picking, cider and donuts, a hike when the leaves start changing, one more Lake Michigan sunset when it's actually warm enough to sit on the beach, farmers markets, football, backyard fires...

When I'm getting ready to list a house, I'm probably going to be a little picky about getting everything ready before it goes live. There's a reason for that.

The first few days are when your listing has the most attention. Buyers who have been waiting for something like your home are going to see it right away, and I don't want to waste that opportunity because we rushed the photos, weren't quite ready for showings, or decided to "try" a price and see what happens.

I'd much rather take the extra time beforehand and come onto the market ready.

If I were building a house and had to decide where to upgrade and where to save, I'd spend the money on the things that are going to be a pain to change later.

Give me the extra garage space, more windows, taller ceilings, good cabinetry and plenty of outlets in the right places. I can swap out a light fixture or repaint a room five years from now.

It's really easy to get caught up in all the pretty selections when you're building, but some of the least exciting decisions are the ones you'll appreciate the most once you actually live there.

I know everyone gets excited for fall, but September might actually be the best month in West Michigan. We still have warm days, Lake Michigan is beautiful, the beaches aren't quite as busy, and then every once in a while you get one of those cool mornings that reminds you what's coming.

I'm not ready to rush summer out the door just yet, but I will happily take this in-between season for as long as Michigan gives it to us.
