One of my favorite things to do is work with buyers new to the area that are in the process of figuring out where to put down roots.

My sweet clients were living in Colorado, but made the decision to move their growing family back to West Michigan where one of them grew up. They looked at a few different areas, but settled on this beautiful home on a couple of acres in Grand Haven!

Giving your bathroom a facelift doesn’t mean shelling out the big bucks. There are tons of ways to upgrade without breaking the bank! So if you’re toying around with a little transformation, here are a few ideas for a budget-friendly bathroom refresh.

- Repaint the vanity, and consider a bold, on-trend color.
- Switch up the textiles. Nothing says, 'I feel pretty!' like fresh towels, new hardware, updated window coverings, and a plush new bath mat.
- Get a new shower head. Three words: Rain shower head.
- Upgrade light fixtures. A careful swap will make a huge impact.
- Add funky artwork — an instant mood-enhancer.

While I’ve been quiet here on social media, my team and I have been busy!

Between working on closing deals with clients, soaking up the lasts days of summer, back to school, a round of sickness and more, it feels like the days are flying by!

One question I’ve been asked often lately is how’s the market doing here in West Michigan. People have been alarmed reading national (bait click) headlines and want the facts.

The reality is here in West Michigan we are still in a seller’s market. While it’s not as crazy as it was (which honestly is a needed and welcomed change!), we still have low-inventory and high buyer demand. Interest rates have continued to jump around a bit, but overall it doesn’t seem to be stopping buyers from making the moves they were planning on.

Regarding sellers, prices are still high meaning sellers are still getting top dollar for their homes. While we are seeing less multiple offers, waived inspections and appraisal gaps, we are still seeing low days on market and home sell for close to or above asking price if with the caveat being if they are priced right from the beginning! If homes are overpriced from the start, then we are seeing price reductions. We are in a market where it’s critical to have a knowledgeable agent who can help you start with the right price to get the best results.
