We often get questions about why we don't record certain surveys or plats. We want to provide some clarity on our process and why we prioritize your privacy.

​Years ago, we learned a valuable lesson after a client expressed concerns about their business details becoming public record through a recorded survey. We took that feedback to heart. Since then, it has been our policy not to record surveys or plats unless absolutely necessary.

​Our recommended workflow for our clients is:
1: ​Complete the survey/plat.
2: Record the survey if needed or desired.
3: ​Move directly to the next step: updating or creating the deeds associated with that survey. County data will be updated to represent changes and 911 can assign addresses to vacant parcels.

​Once those legal documents are updated, you are free to transfer the parcel as you wish.

​This approach keeps your private information out of the public domain while ensuring your property records are legally sound and ready for transfer. If you have questions about how this affects your specific project, please reach out!

We have had several instances over the years, but it seems extra bad lately, if you are buying or selling property, don't go by the acreage the deed or County GIS says, unless it based on a fairly current survey. A lot of acreages are just scaled off old maps or based on a perfect square world. Neither of those methods work great here in God's country.
