Sellers still have the upper hand. There aren't enough homes for sale, so prices have stayed very high. Things have been pretty steady lately, but if that changes and more homes start sitting on the market, prices could finally level off or drop. For now, it's still a good time to sell, but buyers need to be ready for competition.

It depends on where you look. Some beach-close areas are still hot for sellers, but other parts have cooled down enough that buyers are starting to get a slight edge.
