The Triangle housing market isn’t crashing — but it IS changing.

The latest July numbers from Doorify MLS tell an interesting story.

📈 **Inventory is up 8.3%** compared with last year.
⏰ **Homes are taking longer to sell** — averaging 29 days compared with 24 days last year.
💰 **Home prices are holding steady**, with the overall median sales price remaining at $400,000.

And here’s one number that really caught my attention: inventory for homes priced **$470,000+ is up 13.6%** from last year.

So what does all of this mean?

1) Buyers have more choices. They may have a little more time to make decisions and more opportunity to negotiate.

2) Sellers have more competition. Homes are absolutely still selling, but pricing, condition and presentation matter more than ever.

I wouldn’t call this a weak market. I’d call it a more balanced and selective market— and that can create opportunities on both sides of a transaction.
