Things you should know about selling your home in today's Market in the triangle area.
1️⃣ You may be competing against new construction homes with lots of incentives and upgrades. If this is the case, you need to price your home competitively to stand out.
2️⃣Your home is ONLY worth what a buyer will pay. Not what you want to get for it and not for what you need to sell. Pricing your home higher doesn't change this.
3️⃣If your agent is suggesting a price reduction, it's probably not just because they want to. In fact, they probably don't want to reduce the price but it needs to happen in order to get a buyer in the door.
4️⃣Preparation and condition are important. Sometimes, buyers cannot look past your unique sense of style or lack of upkeep. Paint, updates and organization can make all the difference.
5️⃣Marketing matters. Professional photos are a MUST. Putting your home on the MLS is the bare minimum. An eager agent will be doing more than both of these in an effort to maximize your profit.
6️⃣No matter what, pricing is key. There is no amount of marketing that will outsell an over priced property and keeping up with the market changes to adjust accordingly, too.
