This is something that many first-time homebuyers skip, but it’s so important!

In a market like ours, thinking about long-term value is critical to finding the home that will be the best investment and serve you over time.

Buying a home isn’t like renting. You’re not just in it for a year–you’re in it for at least a few. That means you need to focus not just on what works for you now, you also need to look ahead to the future.

Finding a home that has the most long-term potential will typically end up benefiting your personal and financial situation more than something that works only in the short-term.

Sometimes that might mean choosing a home that needs a little TLC but will become AMAZING after some work is put into it. Or it might look like choosing something a little smaller in an up-and-coming location with value that’s sure to skyrocket in the next few years.

We're still not out of the long-running seller’s market due to supply and demand 👇🏼👇🏼👇🏼

Right now, we are still seeing more buyer demand than we have available home supply. This shortage in homes has been caused by 3 main issues:

1. A lack of new builds over time: COVID and supply shortages delayed many, many home builds resulting in lower new build supply.

2. Mortgage rates hit historical lows during 2020-2022, and many people snagged great mortgages with very low interest rates. Now, we’re seeing a mortgage rate lock-in effect where homeowners don’t want to get a new mortgage with a higher interest rate.

3. People are also staying in their homes for longer. Since 2010, people have started living in their homes for longer, averaging around 9.3 years. That means less moving and fewer chances for homes to be up for sale.

These 3 issues have contributed to the low supply that we see in today’s market.

Even with a tight market, your real estate agent knows exactly where to look to help you find the home of your dreams!
