When it comes to states, Florida stands out as the most sought-after destination, while California and New York lag behind, mostly due to higher costs and taxes. Interestingly, Chicago landed at the bottom, with concerns about crime and new data center regulations playing a part. As of mid-Q3, the average 30-year fixed rate is holding steady near 7%, and most experts predict we’ll see rates remain in the mid-6% range through at least 2028. While many are hoping for those much lower rates to return, the current landscape actually presents some unique opportunities—especially for buyers who might otherwise be waiting on the sidelines. We’re seeing slower price growth, more listings on the market, and fewer bidding wars, which can mean a smoother process for both buyers and sellers. Pending and existing home sales have ticked up, and with increased inventory plus builder concessions, there’s some added flexibility out there. For homeowners, while the window for dramatic refinancing relief is limited, options like shortening your loan, switching from an ARM, or tapping into your equity might still make sense. Having worked with a wide range of property owners in Broward, Miami-Dade, and Palm Beach since 2006, I know every move counts—especially in a market like this.
