1. Don’t go alone — bring your own agent.
The sales center representative works for the developer, not you. Having your own agent costs you nothing extra, but it ensures someone is protecting your interests and negotiating on your behalf from day one.

2.Factor in developer fees & closing costs

Unlike resale homes, Miami new construction often comes with developer fees (typically 1.5–2% for builder fees), plus HOA capital contributions and higher closing costs. Always request a full cost breakdown upfront.

3. Know what’s actually included
The model unit looks stunning, but those designer finishes, high-end light fixtures, and custom closets often aren’t standard. Always ask for the official Features & Specifications Sheet to know what your base price covers.

4. Plan for completion timelines & delays.
If you’re buying pre-construction, completion dates are estimates, not guarantees. Build in flexibility for your living arrangements, current lease, or mortgage rate-lock strategy in case construction takes longer than planned.

5. Inspect before closing — even on a brand-new home*
