No puedes asumir que puedes construir lo que quieras.

Tener un patio grande no significa automáticamente que puedas agregar una piscina, construir una ampliación, crear otra vivienda o modificar la propiedad como quieras.

Las normas de zonificación, los retiros obligatorios, la cobertura del lote, los permisos, las servidumbres y las regulaciones locales pueden afectar lo que realmente es posible hacer.

Este es uno de esos temas que les digo a las personas que investiguen antes de enamorarse de una propiedad basándose en lo que podrían hacer con ella.

El sueño es importante.

Saber si ese sueño realmente está permitido es aún más importante.

A sloped lot can change everything.

A lot can look completely normal from the street and tell a very different story once you walk around the back.

Slope can affect drainage, usable yard space, retaining walls, landscaping, access, and sometimes even how a future addition could work.

That doesn't mean a sloped property is a bad property.

It just means the land itself needs to be understood, not just the house sitting on it.

I've learned that the ground underneath a property deserves just as much attention as the four walls above it.

Norte, sur, este y oeste no son solo palabras en una brújula cuando hablamos de una casa.

La orientación de una propiedad puede afectar cuándo diferentes habitaciones reciben luz solar directa y cómo se sienten los espacios exteriores durante el día.

Un patio trasero que recibe una hermosa luz por la tarde puede sentirse completamente diferente a uno que recibe un sol intenso por la mañana.

Es uno de esos detalles en los que quizá no piensas cuando estás viendo una propiedad en internet.

City sewer and septic aren't the same thing.

It sounds like a small detail until you're responsible for maintaining the system.

With public sewer, wastewater is carried away through the municipal system.

With a septic system, wastewater is treated on the property itself, which means the homeowner has a completely different maintenance responsibility.

Neither one automatically makes a property better.

But I always want buyers to understand which system they're dealing with before they get too far into a purchase.

Sometimes the least glamorous questions are the ones worth asking first.

Hay una parte de tu propiedad que quizá realmente no te pertenece.

Aquí es donde el mundo de los bienes raíces se pone interesante.

Una servidumbre (easement) puede otorgarle a otra persona, compañía de servicios públicos, municipio u otra parte ciertos derechos para usar una parte de una propiedad con un propósito específico.

Técnicamente, puedes ser dueño del terreno mientras otra persona tiene el derecho legal de acceder o utilizar una parte de él.

La mayoría de las personas nunca piensa en esto cuando está buscando una casa.

Por eso es importante revisar el título de propiedad y los documentos relacionados. El patio trasero puede parecer completamente tuyo, pero los documentos pueden contar una historia mucho más grande.

Your tax assessment is NOT your home's market value.

This one confuses a lot of people.

If your property tax assessment says your home is valued at a certain amount, that doesn't mean that's what your home would sell for today.

Tax assessments are used for property taxation, while market value is influenced by what buyers are actually willing to pay based on current conditions, comparable properties, location, condition, and demand.

So when someone tells me, "My house is assessed at $X, so that's what it's worth," I always tell them to look at the bigger picture.

Those are two different numbers serving two different purposes.

The most useful room might be the mudroom.

Mudrooms don't always get the attention kitchens and bathrooms do.

But once you actually live in a home, you start appreciating the spaces that make everyday life easier.

Shoes stay in one place.

Coats have somewhere to go.

Backpacks don't end up on the kitchen counter.

Packages can come inside without taking over the entryway.

It's not necessarily the room people dream about.

It's the room they end up appreciating every single day.
