Gov. Murphy recently implemented changes to the 1% luxury tax {Mansion Tax} on homes sold for $1,000,000+ whereby the Seller is now responsible to pay the luxury tax on the full amount of the sale of a home vs the previous law whereby the Buyer was responsible. The law was passed on 7/1/25 and will go into effect beginning on 7/10/25. It is a tiered tax structure:

“Mansion Tax” Rates by Sales Price
● Sales of $1 Million but not exceeding $2 Million: No change beyond the responsibility
for paying the tax shifting to the Seller. 1% of the total sale price paid by Seller.
● Sales of $2 Million but not exceeding $2.5 Million: 2% paid by Seller
● Sales of $2.5 Million but not exceeding $3 Million: 2.5% paid by Seller.
● Sales of $3 Million but not exceeding $3.5 Million: 3% paid by Seller.
● Sales in excess of $3.5 Million: 3.5% paid by Seller.
