Buyers start forming an opinion of your home and what they’re willing to pay the moment they walk through the door.
None of the repairs listed below will cost you much. They just need to be done before the photos are taken and the home hits the market, not after.
1. Freshen up the paint. Paint is the highest return on your house. A neutral color throughout the home, including the front door, will help the home look brighter and less tired. It will make the house look welcoming.
2. Declutter every room until it feels empty. Take down all personal photos and items. Less stuff makes your home feel larger and more inviting allowing buyers to picture themselves living in your home.
3. Deep clean inside and outside. Pay special attention to kitchens, bathrooms, windows, baseboards, and floors. Re-caulk the tubs and kitchen. Deep clean or replace carpet. Power wash walkways and siding. Make sure landscaping is trimmed.
4. Make small repairs. Fix all the small things that you have been putting off for a while. Dripping faucets. Loose handles. Squeaky doors. Damaged trim. Buyers notice everything and it could cost you because if they think you skipped the small stuff they will also think you skipped the big stuff as well. That assumption will come out of your price.
5. Price it strategically as the right price from the beginning can create more interest, stronger offers, and better negotiating power.
None of these simple fixes are fancy and that is exactly the point. The seller who wins isn’t necessarily spending thousands of dollars on renovations or completely transforming their home. They’re just doing the simple things buyers notice before the sign goes in the yard, not after the first lowball offer comes in.
