Introduction
No industry has seen as much change in the recent past as the real estate industry. Between the sub-prime crisis, which gave rise to stricter lending requirements in
addition to the onslaught of foreclosures and “short sales”, the information revolution,
which changed the way people acquire facts and data to make purchasing decisions,
and globalization, which has lead to significant cultural changes, it’s a new world. And
the new world order became even more complicated with a pandemic which lasted two
years and has had an equally dramatic impact on the real estate industry. Since the
sale and purchase of real property, whether for home or for business, is so significant in
our society and so steeped in tradition, the impact these forces have had and will
continue to have on real estate transactions, has been nothing short of monumental. A new breed of real estate professional is needed to keep pace with and respond to
these significant changes. Anita Kazmierczak is such a real estate professional. She is
the real estate professional/broker, of the future, and the future is now! While a licensed (in NJ and NY) real estate professional since 2005, Ms. Kazmierczak’s foray into home
sales began at the exact time that the real estate market was slowing. Despite strong
headwinds, she has managed to grow her own brokerage business year over year while
the real estate market deteriorated. A full time commitment, a tremendous work ethic,
strong negotiation skills with ability to act decisively and a “no nonsense” focus on

From 2005 till 2012:Anita had the opportunity to be involved in numerous and varied
real estate transactions affording her the luxury of learning every facet of the business,
from valuing real property to marketing and home staging through negotiating and

Additional Experience (2012- present)

Anita’s new construction business became the focus of the next stage of her career as
she benefitted from listings for some of the most prominent homebuilders in the NY
metropolitan area including Pulte Homes/Centex Homes/Del Webb, American
Properties, PRC Group, Somerset Development and ultimately High Point
Development, for whom Anita has worked with for 10 years. These listings enhanced Anita’s skills and services which came to include the following:
Residential market review
Comparative market analysis
Market absorption studies
New construction product review (architectural & floorplan review)
The design and critique of collateral sales materials such as brochure design,
website design, signage design and placement
Overseeing advertising (internet marketing, social media, professional photos,
virtual tours, videos)
Having a vision for and overseeing the staging of decorated model homes
Identifying trends in a changing environment and making recommendations for
floor plan changes that reflect today’s buyer
Collaboration with industry experts & local vendors to achieve the end product
Management of listings on all MLS systems in NJ
As the lead sales and marketing collaborator for High Point Development, Anita is in
charge of hiring, training and managing onsite sales staff at several large construction
sites. She understands large and small building companies and their unique challenges,
including goals and objectives and provides advice that complements business needs
as well as your legal & financial requirements. Anita has received numerous industry awards and recognition, too many to list, but the
most impressive is having been involved in the sale of approximately 400 homes over
the past 10 years representing builders and in majority cases buyers in the same transaction.

A Broker Open that became something better.

40+ Jersey Shore brokers and Realtors. Great weather. A packed rooftop. And conversations I actually wanted to keep having.

After years of working on projects across New Jersey, there was something especially good about connecting with people who don’t just work in my world. They live in my neighborhood.

Old colleagues. New connections. An impressive number of mutual ones. Turns out, the Shore is a very small world. 😉

Right people. Right room. Mission accomplished.

Motherhood didn’t make me less ambitious. It made me far less willing to waste time.

Becoming a mother made me more efficient, discerning & clearer about what, and who, deserves my time.

Working mothers know the arithmetic: career, children, school, appointments, emotions, logistics, plus that invisible mental list.

Basically, two operations sharing one CEO. 😂

The surprise is how much the two worlds sharpen each other. Business challenges my mind. Motherhood gave me perspective, maturity & a different understanding of people.

It also taught me the value of access.

I still magically find time for people I love & genuinely enjoy. 🤍 Everything else, I become detached from, with zero concern about anyone’s opinion.

Having less time taught me what deserves it.

That translates well into real estate.

Buying a home looks financial on paper, but it’s deeply emotional in real life. Often, the person driving that decision is a mother or grandmother thinking a few moves ahead.

We’re all different, but mothers speak a language we somehow recognize in one another.

I saw it managing sales teams, too. Some of my most efficient agents were mothers, including single moms. They could prioritize, improvise, negotiate & deliver because someone besides themselves was counting on them.

Mothers whose children were grown brought something equally valuable: wisdom, calm + the ability to recognize a crisis from something merely dressed like one.

Then came my favorite lesson.

I thought I wasn’t teaching my daughter while I worked.

Apparently, I was teaching her the entire time.

She overheard years of conversations. Now we walk around the shore & she asks about projects & home prices. 😂 Apparently, she was taking notes.

Your children aren’t just watching you work. They’re watching you become.

You build a career. You raise a child.

And somewhere in the middle, they raise you, too. ✨

🌊 THE JERSEY SHORE GREW UP. SOME OF US JUST HAD FRONT-ROW SEATS.

I’ve lived here for more than a decade, long enough to watch Monmouth County transform street by street, season by season.

🏡 New homes.
🍸 New restaurants.
☕️ New cafés and shops.
✨ Revitalized downtowns.
🌊 Beach towns becoming places people don’t want to leave after Labor Day.

I believed in this area before much of that arrived. After watching the transformation firsthand, I believe in it even more today.

New construction makes the story even better: modern design, efficiency, less maintenance and the opportunity to buy into neighborhoods while everything around them is getting better too.

And Monmouth County offers a combination that’s increasingly hard to replicate: the beach at home, New York within reach, excellent educational options nearby, and a real sense of community.

But my most persuasive market analysis comes from my smallest and least negotiable client. 👧🏼🩵

I’ve floated Europe. 🇫🇷
I’ve floated Florida. 🌴
She has rejected both proposals. 😂

My daughter loves her school, her friends, her town and growing up by the ocean. She feels like she belongs here.

And eight-year-olds have a wonderfully uncomplicated way of evaluating real estate:

Kids don’t study market reports.
They know when somewhere feels like home. 🏡🤍

Apparently, we’re staying. For now…🌊😂

I was recently persuaded that social media is a necessary marketing tool in real estate…

Somewhere between the reels and algorithms I discovered the latest trend:

“It’s kind of chic to…”🤔

Everyone, including some surprisingly big companies, suddenly seems qualified to determine what’s chic.

Recently, I came across a few posts declaring that it’s “kind of chic” to live by the Jersey Shore.

Excellent observation.

Slight credibility issue: some of the people declaring it have never actually lived here. Yes, i do know few players in this industry.

As someone who has lived by the Shore for over 11 years, I can officially confirm:

You’re right. It is chic!

You should try it sometime!😉

The ocean isn’t content for us. It’s Monday to Sunday.

I’ve sold real estate in plenty of beautiful towns where I didn’t live. I knew the product. I knew the market. What I didn’t do was write lifestyle reviews from the perspective of a resident.

There’s a difference.

And to my fellow Shore people: congratulations. 👍

With all the development, investment and sudden fascination with our little stretch of New Jersey, apparently we’re now the chicest crowd on Earth 😜🌟🏗️💬

Who knew?

Well… probably the people who actually live here. 😂

Not every trend requires participation. Sometimes the chicest thing you can do is know what you know, know what you don’t, and resist the urge to provide expert commentary on the rest.

But that’s just my opinion.

Apparently, I’m NEW here. 😉

I’ve been working with a new team, virtually, with exactly zero budget from the builder or broker.

And somehow, we’re still making things happen.

Now imagine what I could do with an actual budget. 😂

Frankly, I’d like to know too.

P.S. At High Point Development, Fidelco and VRI, I was given a budget, a strategy and the runway to promote, market and sell out our communities. Today, I’m learning an entirely different skill: how to create momentum with zero budget, limited control and marketing scattered across a cast of characters. 😂 It’s been an education. Apparently, resourcefulness is a line item nobody has to approve😉💬📖📈📲
