What does the Monmouth County housing market actually look like, town by town?

"How is the Monmouth County, NJ market?" is the wrong question.

SIGMIS Market IQ ranked all 53 Monmouth County municipalities this spring by their sell-through rate: the share of single-family listings that actually closed, versus the ones that expired unsold. The spread was enormous.

At the top, Fair Haven, Manasquan, and Shrewsbury saw essentially 100% of listings sell. At the bottom, West Long Branch cleared fewer than half, and Ocean Township and Long Branch saw nearly 4 in 10 listings fail.

Same county, same four months, and the odds of a successful sale ranged from near-certain to a coin flip depending solely on the town.

This is the case against the national, state and even countywide averages.

"The market" is fiction at the county level. In Monmouth County, the market is actually 53 distinct micro-markets, and a single blended number tells a seller almost nothing about their actual position.

Here is something most Monmouth County homeowners are never privy to. Why? Most agents aren't privy to it either.

This spring (February through May) in Monmouth County, single-family homes that went under contract in their first two weeks sold for an average of 106% of their original asking price.

Homes that sat past 90 days sold for an average of 89%.

I certainly would not want to be a seller in the later cohort, would you?

Now the part most people have backwards:

The homes selling above asking were not the ones priced highest. They were the ones priced right from day one.
Correct pricing is what created competition.

Overpricing is what quietly cost sellers their time, their leverage, and their final number.

And more than 1 in 5 listings (20.7%) expired without selling at all.

Every real estate transaction has two interests sitting at the table.

The first is yours — getting the best outcome on your move. The second is the agent's — earning a commission, which only happens when a deal closes.

Most of the time those interests line up. But sometimes they don't. And when they don't, you want to know whose interest is steering the advice.

Every REALTOR® in New Jersey owes their client a fiduciary duty. That's the law, and that's not what sets me apart.

What sets me apart is when and how seriously that duty shows up.
From the very first conversation, not just at the contract.

Working at the advisory level often means I'm not listing your home or writing a contract right away. Sometimes the right next step is to wait. Sometimes it's to look harder at the data. Sometimes it's to walk away from a property you were ready to make an offer on.

That's not lost business — that's what being a real fiduciary looks like.

It's why I'll tell a client to wait six months if waiting is the right call. Why I'll tell someone an offer isn't worth writing, even though writing it would close the deal. Why I'll show a buyer the data on a town they love before they make an offer they'd regret.

The headlines say the market is hot, or cooling, or shifting. Maybe true. Maybe not.

But none of those headlines know what you paid for your house, when you bought, what your equity looks like, where you'd be moving from (or to), what your timeline is, or what tradeoffs you're actually weighing.

A market is an average. Your move is a single decision. The first can be reported on. The second has to be thought through in specific detail. That's what I do.
