May 2026 (1/1/26-4/30/26) numbers for Monmouth County single-family resales are in: median 19 days to contract, 100% of original ask, $785,000 sold.
Nice. Not actionable. Here's why.
Your home isn't selling in "Monmouth County."
It's selling in Rumson, or Belmar, or Wall, or Howell — or one of 53 municipalities, each with its own buyer pool, inventory pressure, and cycle time.
The county median averages all 53 diverse towns and produces a number that describes none of them well.
It answers a question nobody is asking.
The real question — the one every seller and every buyer should actually be asking — is: what is MY town rewarding, or punishing, right now?
That answer doesn't live in a median. It lives in a unique leverage curve.

→ 90+ days: 90.2%
A 16-point leverage decline from week one to month three.
On a $2 million Rumson home, that 16-point spread is roughly $320,000 of seller leverage that quietly erodes the longer a listing sits — six figures of negotiating power, gone.
Belmar this same month: 12-point decline instead of 16, but median time-to-contract is 56 days versus Rumson's 8.
Same county. Same coastline. Different selling physics.
A seller listing in Belmar this month with Rumson assumptions is misreading the market they're actually in.
And the curve is just the start.
