How do I know how much my home is worth?

Ever wondered what your home, or a home you might buy, is really worth?

Here are 5 tips to help you determine the value of your home:

1. Get a comparative market analysis
Get in contact with your real estate agent, or myself, for comparative market analysis, or CMA.

2. Use the FHFA House Price Index Calculator
To get a quick estimate of what your home is worth, using the Federal Housing Financing Agency’s house price index (HPI) calculator applies a more scientific approach.

3. Hire a professional appraiser
If you don’t want to take on the work yourself, you can hire an appraiser to estimate the home value at any time.

4. Evaluate comparable properties
It’s reported that 56% of U.S. homeowners estimated their home’s value by looking at comparable properties. While this process is more manual, you’ll need to account for differences between your house and the comps to get a rough estimate of your home value.

Good news! There is. Here's some of my best-kept secrets (usually reserved exclusively for clients!).⁣⠀
⁣⠀
1. Price it right. Setting the right price for your home is the single most important decision you'll make when you decide to sell. Don’t worry—I can help get it right from day 1!⁣⠀

2. Keep your cards close. So far as you can help it, don’t spill to buyers why you’re selling. If they sense you need to sell quickly, it could affect their offer.⁣⠀

3. Storage speaks. Buyers LOVE storage. Do whatever it takes to put your home’s closets and storage nooks on full display—even if it means clearing them out.⁣⠀

4. Enhance the entry. You use it as a place to unload your wallet, keys, mail, or loose change....when you’re selling, swap out the gadgets for a vase of fresh-cut flowers or a thriving houseplant.⁣⠀

5. Clean is everything. Clean, clean, and then clean some more! Remember, you'll likely be up against a few BRAND NEW homes at your price point. Don’t miss top dollar for lack of a little elbow grease.⁣⠀

Depersonalize and declutter. Get rid of a third of your stuff—even rent a storage unit if necessary. A good visual to keep in mind? Picture transforming your home into a rental property.⁣⠀
