Did you know? A bathroom exhaust fan isn’t doing its full job if it simply dumps warm, moisture-filled air into the attic.

During inspections, we sometimes find bathroom exhaust ducts that are disconnected, damaged, poorly secured, or terminating inside the attic instead of exhausting to the exterior.

💨 Why does it matter?

Moist bathroom air entering the attic can contribute to:

* 💧 Condensation on roof sheathing
* 🦠 Mold-like microbial growth
* 🪵 Deterioration of wood components
* 🧊 Frost accumulation during Chicagoland winters
* 🌡️ Reduced effectiveness of attic insulation

🔍 Xcellence Inspection Tip

Bathroom exhaust ducts should generally be connected, properly supported, and terminate at an appropriate exterior vent—not simply discharge into the attic.

Sometimes one of the most important things we find isn’t what’s happening inside the bathroom—it’s where that air ends up.

🔍 Inspection Tip Tuesday: Check Your Attic Access Panel

Your attic access may look like just a small door in the ceiling, but it can be a significant source of air leakage and energy loss when it isn’t properly sealed or insulated.

During an inspection, we often look for:

🌡️ Missing or inadequate insulation on the attic hatch
💨 Gaps around the opening that allow conditioned air to escape
💧 Moisture staining around the access area
🪜 Damaged or improperly secured panels
🏠 Insulation displaced around the opening

The attic access should generally be weather-stripped, properly insulated, and fit securely while still remaining readily accessible.

A small opening can have a surprisingly big impact on comfort, energy efficiency, and attic performance.

🏠 Maintenance Monday: Check Your Exterior Caulking

As we head toward fall, now is a great time to walk around your home and check the caulking and sealant around exterior openings.

Cracked, deteriorated, or missing sealant can allow water and air to enter areas where they don’t belong.

🔍 Check around:

* Windows and doors
* Exterior penetrations
* Utility openings
* Trim joints
* Siding transitions

🛠️ Maintenance Tip: Remove loose or deteriorated sealant and replace it with an appropriate exterior-grade product. Remember, some siding and window assemblies have drainage openings that should not be sealed, so know what you’re caulking before closing an opening.

A little preventive maintenance now can help reduce moisture problems as we move into the colder months.
