If you are looking at vacant land in Lake Tahoe, the most important number you need to know isn't the price—it is the IPES score.

The Individual Parcel Evaluation System (IPES) is a rating used by the Tahoe Regional Planning Agency to measure how building on a specific lot might affect the environment and the lake's clarity.

This three-digit score determines two major things:

1. If you can build: Every year, a "buildability line" is set. If a lot's score is below that line, you cannot get a permit for a new home.
2. How much you can build: Your score dictates your "land coverage," which is the total square footage you are allowed for your foundation, driveway, and patios.

I kid you not—I get calls and texts ALL the time asking if I’m stranded and need help. Turns out I’m totally fine… I’m just working from my car. 😄

I figured a social post would be a good way to represent me and what I do. So if you see me pulled over somewhere along the West Shore, no need to worry—I’m not stranded.

I’m just working out of my mobile office with my laptop and satellite internet, making things happen between appointments.
