"Should we keep renting, or is it finally time to buy?"

If you've been wrestling with that one, you're in good company — it's the question I hear most.

And the honest answer is that there's no single right response. Renting has real advantages: when the AC gives out in August — and here in Florida, that's no small thing — it's your landlord's problem. Your cost is predictable. When the lease ends, you're free to go.

Buying offers something renting can't: nobody can decide not to renew your lease. You can paint the kitchen, plant the mango tree, fence the yard for the dog.

Instead of arguing one side, I wrote down the five questions I actually start with when clients sit down to talk it through. The last one matters most — what does your budget say, comfortably? Not the biggest number you could stretch to.

And if the answer turns out to be "keep renting for now," I'll tell you that too.

Almost everyone starts house-hunting the same way — scrolling listings, saving the one with the screened porch. It's the fun part, and there's nothing wrong with it.

But if you're hoping to actually buy something in the next ninety days, the house is the wrong place to start.

Not because you need to slow down. Because starting somewhere else protects the fun part.

Four things first: a real sense of what feels comfortable month to month. Knowing what paperwork needs to be gathered (it always takes longer than people think). An early conversation with a lender, earlier than feels natural — our lender team can tell you what that step actually involves. And your people chosen calmly, before you're already in love with a house.

Ninety days sounds short. It's plenty, if you start with the right step.

A dream outdoor space looks different for everyone. 🌿

Some people picture a sprawling backyard where kids and pets can run, gardens can grow, and summer BBQs become a weekly tradition.

Others would rather spend their weekends relaxing than mowing the lawn. A low-maintenance outdoor space offers all the enjoyment of being outside with far less upkeep, leaving more time for hobbies or simply unwinding.

One thing I enjoy about traveling for work is getting to experience different real estate markets.
