June 2026 stas from HBR: More Than 1,000 O'ahu Properties Sold at $500,000 and Below During First Half of 2026
More than 1,000 O'ahu properties priced at $500,000 and below sold during the first half of 2026, with buyers closing on 180 properties in June to bring the year-to-date total to 1,003 sales. At month�s end, 1,224 active listings remained available in that price range. Through the first six months of the year, 35% of all single-family home sales closed below $1 million, while 47% of condo sales closed below $500,000.
Highlights from our June Monthly Statistics Report:
Single-family home sales increased 3.9% through the first half of 2026, while June condo sales grew by 10.9% year-over-year despite overall year-to-date condo sales remaining 2.3% below last year�s pace.
Year-to-date median sales prices continued to rise modestly, increasing 2.6% for single-family homes and 1.5% to $515,000 for condos. A 39.7% increase in sales of homes priced between $1,300,000 and $1,999,999 contributed to June's higher single-family home median sales price.
Buyer demand remained strong for single-family homes, with a median of just 13 days on market compared to 24 days a year ago, while condo median days on market held steady at 40 days.
The share of single-family homes selling above asking price increased from 27% to 33%, while sellers received a median of 100% of their original asking price in June.
"Even with fewer single-family home sales in June, several indicators pointed to persistent demand. Single-family homes continued to move quickly, sellers received a median full asking price and a larger share of homes sold above the original asking price than a year ago, suggesting a small uptick in buyer competition," said Aaron Tangonan, president of the Honolulu Board of REALTORS®.
