Closing day for my buyers… but they didn’t love the home.

They saw the potential in it.

Sometimes the smart move isn’t buying the biggest, nicest house with the largest price tag. The goal was to find a home they could improve and rent out over time while continuing to build equity.

They’re a military couple who will be in the area for roughly 3 years. Taking the emotions out of real estate can sometimes help you make smart, long-term decisions for your wallet.

Closing costs covered, plumbing and HVAC repairs made, and $2,100 back in their pocket for repairs — all paid for by the seller. I think we did just that.

We love living in Charleston, SC — but I wouldn’t recommend it if you don’t like beach evenings, marsh sunsets, BBQ that’s actually good, cobblestone streets, or a slower pace with your kids outside more than in.

This is real life here, not a highlight reel. Beach trips on a random afternoon. Surf sessions after work. Stroller walks to the Pineapple Fountain. That’s just Tuesday in the Lowcountry.

Got a message this week from an agent in Florida looking to partner on referrals. Love when that happens.

It also made me think about how I actually decide who I send my clients to — because I don’t just pass a name along and hope for the best. These are people who trust me. That transfer of trust matters.

Here’s what I’m looking for when I vet an agent for a referral:

1. Communication style. Are they responsive? Do they over-explain or actually clarify? I want to know how they’ll talk to my client, not just to me.

2. Market knowledge. Can they talk about their market the way I talk about mine — with specifics, not generalities? That tells me they’re working it, not just licensed in it.

3. How they treat people. This one’s harder to measure but not hard to feel. Do they talk about clients as transactions, or as people trying to make a big decision? I pay attention to that.

If someone checks those three boxes, I’ll refer confidently. If they don’t, I’ll keep looking.

And honestly? These are the same things agents in other markets are evaluating about me when I reach out. So I try to be the agent I’d want on the other end of my referral.

In July of 2021 I started my career in Real Estate at Keller Williams Honolulu. I had a rocky first year and wondered if this business was for me. After pushing through and getting into my groove along side Julie Principe, I knew I was meant to be a Realtor. In July of 2022 we decided to become business partners and a few months later DP Properties Hawai’i was officially born.

After almost a year of being partners we brought on Emily Harness, and a few months later added both Jenny Bui and Veronica Philaphandeth to the team. Julie and I knew that we wanted to pour into agents what we have learned and truly help them succeed in a business where most agents don’t make it past the first year and in a time where a lot are getting out of the business.

I am grateful to say that we were awarded the 2023 Rookie Team of the Year at last night’s Awards Ceremony.

Looking forward to all the success to come in 2024 as we continue to serve the Hawaii market!
