Got a message this week from an agent in Florida looking to partner on referrals. Love when that happens.
It also made me think about how I actually decide who I send my clients to — because I don’t just pass a name along and hope for the best. These are people who trust me. That transfer of trust matters.
Here’s what I’m looking for when I vet an agent for a referral:
1. Communication style. Are they responsive? Do they over-explain or actually clarify? I want to know how they’ll talk to my client, not just to me.
2. Market knowledge. Can they talk about their market the way I talk about mine — with specifics, not generalities? That tells me they’re working it, not just licensed in it.
3. How they treat people. This one’s harder to measure but not hard to feel. Do they talk about clients as transactions, or as people trying to make a big decision? I pay attention to that.
If someone checks those three boxes, I’ll refer confidently. If they don’t, I’ll keep looking.
And honestly? These are the same things agents in other markets are evaluating about me when I reach out. So I try to be the agent I’d want on the other end of my referral.
