📈 Should Buyers Be Scared That Mortgage Rates Are Rising?

Mortgage rates are no longer at ultra-low rates below 3% as they were this summer, but housing analysts are reminding house hunters that borrowing costs remain relatively cheap. Freddie Mac reported that the 30-year fixed-rate mortgage averaged 3.14% this week.

✅ Freddie Mac reports the following national averages with mortgage rates for the week ending Oct. 28:

• 30-year fixed-rate mortgages: averaged 3.14%, with an average 0.7 point, rising from last week’s 3.09% average. A year ago, 30-year rates averaged 2.81%.

• 15-year fixed-rate mortgages: averaged 2.37%, with an average 0.7 point, increasing from last week’s 2.33% average. A year ago, 15-year rates averaged 2.32%.

• 5-year hybrid adjustable-rate mortgages: averaged 2.56%, with an average 0.3 point, up from last week’s 2.54% average. Last year at this time, 5-year ARMs averaged 2.88%.

Many buyers over the last few months had been waiving home inspections to better compete in a bidding war. Twenty-one percent of home buyers waived the inspection contingency in September, according to the REALTORS® Confidence Index Survey.

Home inspections have long had the reputation of jeopardizing housing deals. And they still are: 10% of contracts in September were delayed due to a home inspection or environmental issue; 9% of contracts were terminated altogether for those reasons, according to the REALTORS® Confidence Index Survey.

📈 Home Sales Jump as Buyers Aim to Beat Rising Rates (Nationwide)

Existing-home sales rebounded in September as buyers may have felt a sense of pressure as mortgage rates started to inch up.

Existing-home sales rose by 7% in September compared to August.

All major regions of the country posted increases last month, the National Association of REALTORS® reported Thursday.

More homeowners have refinanced over the past year to take advantage of ultra-low mortgage rates. The main motivation to refinance is to lower a monthly payment, but refinancers also have other reasons.

According to a survey by LendingTree, homeowners also said they refinanced to pay off their mortgage faster, to get cash-out refinancing, to change an adjustable-rate mortgage to a fixed-rate mortgage, and to lower monthly housing payments.

LendingTree researchers analyzed refinancing requests from the start of this year to determine how popular each of these reasons was across the nation’s 50 largest metro areas.
