Congratulations to my client for FINALLY getting into escrow! πŸ₯³πŸ‘ This is a great example of why estate planning is so important. πŸ“β˜οΈ The probate process in Hawaii can be a long and somewhat complicated process that really alienates potential buyers. 🌺🐒 We first listed at $365,000 appraised value with a lot of initial interest. 🏷️ As buyers learned more about the timing of the probate process, they lost interest pretty quickly. πŸ“‰ Then we had to take the listing off the market because the association and lender started the foreclosure process. πŸ›‘πŸ¦ After a couple of months of attorney coordination we came back on the market, but had to drastically reduce the price by $90,000 - YIKES! πŸ˜±πŸ’Έ Now we're keeping our fingers crossed that the current buyer stays engaged while we wait approximately three months for the probate court confirmation date. πŸ€žπŸ—“οΈ When this property does finally sell, the beneficiaries of the estate will receive significantly less than they would have because of the lower price required to sell, significant amounts of late fees and penalties from the association and lender, and fees from three different attorneys. πŸ“‰βš–οΈ
