OʻAHU REAL ESTATE MARKET UPDATE 🏡
Oʻahu’s single-family home market continued to show strong momentum in July, with sales up 20.5% year over year and the median sales price reaching $1,224,500, a 13.9% increase from last year.
A few key takeaways from the latest July Monthly Statistics Report:
📈 Single-family sales: +20.5% year over year in July
💰 Single-family median price: $1,224,500, up 13.9%
🏡 Homes under $1M: 34% of all single-family sales year to date
🔥 $1.3M–$1.99M sales: +76.9% year-over-year
⬆️ $2M+ sales: +83.3% year-over-year
⏱️ Median days on market: just 14 days for single family homes
💵 Homes selling above asking: 33%, up from 26% last year
Affordability remains an important part of the market, too. More than 1,200 Oʻahu properties priced at $500,000 or below have sold so far in 2026, with 1,237 active listings remaining in that price range at the end of July.
For condos, July sales increased 6.9% year over year, while the median sales price rose 3% to $504,500.

A little personal update and some GOOD news about Zion. 💙🐾
After the scary news that his platelet count had dropped to zero, I’m incredibly grateful to share that Zion responded very well to his vincristine treatment and his platelet count is now back in the normal range. 🙏🏽
We’re not completely out of the woods yet. The next step is making sure his body continues producing platelets on its own. He’ll remain on prednisone for now and have weekly blood tests so his doctor can closely monitor his numbers. His tick-borne disease panel also came back negative, which means he was able to come off the antibiotics. Another little win! 🙌🏽 We do have one new mystery to solve. His belly and parts of his legs suddenly became very dark and discolored over the weekend, and we’re still trying to determine what caused it. For now, I’m choosing to celebrate the progress. ❤️
Thank you to everyone who has reached out, prayed for him, checked on us, and sent good thoughts and healing energy Zion’s way. It truly means so much. Please keep those prayers and good vibes coming that his body continues making those platelets all on its own. One step and one blood test at a time. 💙🐾

Last Monday, I had to say goodbye to my sweet Lexi. 💔 One week later, this Monday, I took Zion in for what was supposed to be a routine dental cleaning and received news I never expected. Zion has zero platelets.
His doctor actually ran the test twice because she couldn’t believe the result, and then performed a manual check. All three showed the same thing: zero. Platelets are what allow the blood to clot, so right now even a seemingly minor injury or internal bruising could become very serious for him. The biggest question is why his body isn’t producing or maintaining platelets. We are waiting on additional testing, including testing for tick-borne diseases. In the meantime, he is being treated with doxycycline and prednisone, and today he was also given vincristine to hopefully help his platelet count begin to recover. What makes this even scarier is that Zion has been acting completely normal. Looking back, I remembered seeing a few small bruises on his chest months ago. I assumed they were from his harness, changed it, the bruises disappeared, and I never thought anything more about it. I’m sharing this because so many of us consider our dogs family. If you ever notice unexplained bruising on your dog, even if they are eating, playing and acting completely normal, please have it checked. And on a personal note, I could really use some extra prayers right now. 🙏🏼 Losing Lexi last week was heartbreaking enough, and now having my little Zion going through something this serious is a lot. If you pray, please say one for Zion, that we find the cause, that it is treatable, and that his little body starts producing platelets again. If you’re not a praying person, we will happily take all the healing vibes, positive thoughts and good energy you can send his way. ❤️🐾
He’s my little sidekick, and I need him to keep fighting. ❤️

Another successful closing! Congratulations to my sellers and the buyers on reaching the finish line.
This home was truly unique and needed the right buyers to recognize its potential. They assumed the VA loan, which added extra time to the transaction, but with patience and teamwork we made it to closing.

This closing is especially meaningful to me because my sweet Lexi was part of this listing from the very beginning. She rode along with me as I checked on the property, helped inspect the pool water level and yard maintenance, and was always by my side when I cleaned and prepped the home. She may not have been here to celebrate closing day, but she’ll always be part of this home’s story.
