OʻAHU REAL ESTATE MARKET UPDATE 🏡
Oʻahu’s single-family home market continued to show strong momentum in July, with sales up 20.5% year over year and the median sales price reaching $1,224,500, a 13.9% increase from last year.
A few key takeaways from the latest July Monthly Statistics Report:
📈 Single-family sales: +20.5% year over year in July
💰 Single-family median price: $1,224,500, up 13.9%
🏡 Homes under $1M: 34% of all single-family sales year to date
🔥 $1.3M–$1.99M sales: +76.9% year-over-year
⬆️ $2M+ sales: +83.3% year-over-year
⏱️ Median days on market: just 14 days for single family homes
💵 Homes selling above asking: 33%, up from 26% last year
Affordability remains an important part of the market, too. More than 1,200 Oʻahu properties priced at $500,000 or below have sold so far in 2026, with 1,237 active listings remaining in that price range at the end of July.
For condos, July sales increased 6.9% year over year, while the median sales price rose 3% to $504,500.
