Today marks a bittersweet milestone, JUNE 18, 2026, as I signed my DD214 (IYKYK 🤭). I’m truly grateful for the time I’ve had in the United States Army. I’ve had the honor and privilege of serving alongside incredible Leaders, Soldiers, and DoD civilians who shaped me into the person I am today.

As for what’s next, things are brewing heavily on my mind. But one thing is certain: if you’re in Hawai‘i, or know anyone PCSing here who’s looking to buy or sell a home — or even just needs a family friend while stationed on island — please share my contact information. 5. Loan Assumable: Taking over someone else’s mortgage? Expect about 30 to 45 days for lender approval.

🏠 When buying a home, it’s important to know your rights! Here are some common contingencies that can help you back out of a deal without losing your earnest money deposit:

1. Inspection Contingency: If inspections reveal major issues, you can negotiate repairs or walk away.

2. Financing Contingency: Unable to secure a mortgage? You can cancel the contract and get your deposit back!

3. Appraisal Contingency: If the property doesn’t appraise for the purchase price, you can back out of the deal.

4. Title Contingency: Discover any title issues? You have the right to withdraw from the contract.

5. Home Sale Contingency: Your purchase depends on selling your current home? You can back out if it doesn’t sell in time.

6. HOA Contingency: Review HOA documents and get out if the terms aren’t suitable!
