The latest May 2026 housing numbers reveal two very different real estate stories on Oahu. Single-family homes remain firmly in a seller's market, with inventory at historically low levels and homes selling in just 13 days on average. 📈

Meanwhile, the condo market may finally be showing signs of stabilization. Condo inventory has declined for the second consecutive month, prices are up 4% year-over-year, and months of supply are beginning to trend lower.

Did Honolulu's condo market just hit a turning point?

The latest sales across Waikiki, Kakaako, and Makiki are telling three very different stories. One Waikiki condo recently sold for $415,000 after owners once expected it to fetch well over $600,000. Meanwhile, a Kakaako condo sold for $50,000 above recent comparable sales, showing that demand remains strong for the right property.

What's even more interesting is what's happening in Makiki. After taking a significant hit during the condo correction, we're starting to see signs of a rebound, with some sales approaching price levels not seen since before 2024. 📈

For years, rising insurance costs, fire safety assessments, and aging infrastructure have weighed heavily on Honolulu's condo market. But inventory is beginning to shift, buyer activity is increasing, and some neighborhoods may be entering a new phase.

Did you know some Oahu neighborhoods are seeing home prices jump while others are slowing down? 📈

The April 2026 Oahu real estate market update revealed some surprising shifts across Honolulu and West Oahu.

Home sales from Downtown Honolulu to Nuuanu skyrocketed 167% year-over-year, while Makaha to Nanakuli saw median home prices surge 31%. Meanwhile, the Wahiawa condo market posted a massive 135% increase in median condo prices.

But here’s the bigger story…

More than half of Oahu’s major neighborhoods actually saw declining single-family home sales. The condo market performed slightly better, showing how dramatically local market conditions can vary from one community to another.
