Lots of interesting stats to unpack and Hawaii Business breaks down some of the best ones in this article. I will say that the most interesting thing is that local buyers ruled O‘ahu, while mainland buyers dominated ultra luxury on the outer islands.

"Local buyers bought 85%, or 13,420, of the 15,741 homes that sold last year on O‘ahu. Those sales accounted for 82% of the total sales volume of $12.8 billion, which was 47% more than the $8.7 billion spent in 2019."

That second stat is the most mindblowing. 47% higher volume than 2019. Can't wait to see what 2022 brings.

Three-quarters of all single-family homes and condos sold last year were purchased by local residents, but that proportion was down – as was the proportion of dollars spent.

One more building announced by KS for their "Our Kakaako" master plan! This time bordering the Ward Village, I'd expect sales of “Alia" to start late 2022, early 2023. No word on affordability or details.

Kamehameha Schools and The Kobayashi Group plan to develop a 477-unit, 400-foot condominium complex in the Honolulu neighborhood of Kakaako, the two entities confirmed to KITV4 on Tuesday.
