Lightbulbs:💡
If you saw our recent reel 😒 you know that a regular maintenance issue we come across is burnt out lightbulbs. For us as a home inspector it means getting out the electrical tester, (sometimes the ladder!) and checking to insure the fixture is working properly.
For homeowners it’s a bit more simple—most of the time!
Replacing Lightbulbs:
1. Make sure the power is off
2. Use a ladder if you need to get up higher 🪜
3. Remove the bulb
4. Check the fixture to insure you have the proper replacement bulb—also is now a good time to switch to lower energy LED’s?
5. Replace the bulb!

Hard to Reach Bulbs:
If you have high fixtures look into purchasing a telescoping pole just for light bulbs. These are especially useful on non-LED fixtures where incandescent bulbs will likely burn out more frequently.

Lightbulb Disposal: 🗑
Fluorescent Tubes, incandescent and CFLs—in Hawai¢i we have no recycling options for bulbs, most should be wrapped and placed in regular household, grey, refuse bin.

Putting away the Christmas decorations? Newer attics can support lightweight items like ornaments and wrapping paper.
Keep in mind that attics can get over 100° so no candles!
Now is a good time to do a mini attic inspection, check for:
- Stains or leaks in sheathing or on the ceiling
- Nests
- Missing soffit covers

Just what is a thermal imaging camera?
Thermal imaging cameras use infrared radiation to form a heat zone image. Giving us an image that shows cool and warm areas. We use ours during home inspections to help detect slow leaks in walls, ceilings and roofs that may not be visible because there are no stains or surface defects.
The above is a photo of our camera and a ceiling (with no visible staining), in the center of the camera you can see two blue areas, above it was a toilet that was loose. From this image we can infer that the toilet is leaking into the ceiling; a condition that needs to be repaired right away by a licensed plumber.
