Growth isn't just about taking bigger projects. It's about building a stronger company.

As Armstrong Builders expanded into condominium and resort development, the team refined the way design and construction worked together. That collaboration helped support increasingly complex projects while maintaining the attention to detail clients had come to expect.

When the 2008 financial crisis slowed development across Hawai‘i, Armstrong adapted once again. By shifting focus to Department of Hawaiian Home Lands communities, commercial projects, and renovations, the company continued moving forward without losing sight of its people or its values.

By the end of the decade, Armstrong Builders had proven that steady leadership, trusted relationships, and the ability to adapt could carry the company through both opportunity and uncertainty, preparing it for the decades that followed.

Kai Lani at Ko Olina blends island-inspired architecture with the relaxed lifestyle of Hawaiʻi's west coast.

Designed with the feel of a traditional kamaʻāina beach home, this oceanfront community features 29 buildings, each with four residences, along with a recreation center, pool, and spa. The thoughtful site planning creates a neighborhood that feels both private and connected to its coastal surroundings.

More than two decades later, Kai Lani remains a project we're proud to have built and a reflection of the craftsmanship that continues to define Armstrong Builders.

The best projects don't begin when construction starts.

They begin with preparation.

Before crews arrive on site, our teams spend countless hours reviewing plans, coordinating schedules, identifying potential challenges, and communicating with clients, architects, engineers, and trade partners. That preparation helps projects run more smoothly and keeps everyone working toward the same goal.

At Armstrong Builders, we believe taking the time to plan well is one of the best ways to build well. It's an approach that's guided our projects for nearly 50 years and continues to shape the way we work today.
It's what we call the Armstrong Way.

Sometimes the biggest turning points begin with seeing possibility where others don't.

In the early 2000s, Armstrong Builders was ready for its next evolution. That opportunity came when Bob Armstrong looked beyond an overgrown parcel at Ko Olina and saw the potential for something much bigger.

Pursuing the property meant taking a significant risk. With only six months to secure financing, the company relied on trusted relationships, careful planning, and confidence in the vision ahead.

Then, as the project was coming together, the events of September 11, 2001, brought uncertainty across the construction industry. Projects paused, financing tightened, and many wondered what would happen next.

Armstrong stayed the course.

The result was Kai Lani at Ko Olina, the company's first condominium and first resort development, opening the door to a new chapter of larger, more complex projects while staying true to the craftsmanship and values that built the company.

During the 1990s, Armstrong Builders refined not just what it built, but how it worked.

As projects expanded, the company developed stronger internal systems, improved coordination between design and construction, and introduced new approaches like the Home On Your Lot program. The goal was simple: deliver quality work with greater clarity, consistency, and collaboration.

By the end of the decade, the foundation for Armstrong’s next chapter was firmly in place.
