10 things about Oʻahu real estate that even people born here get wrong.

1. Leasehold vs fee simple isn’t a detail. It’s a different asset.
2. The owner-occupant exemption can cut your property tax bill by more than half.
3. “Ocean view” often means one corner of one bedroom.
4. A legal ohana and a permitted second dwelling are not the same. Only one appraises.
5. Flood zone changes can move insurance by four figures a year.
6. Solar leases transfer — and they scare buyers.
7. School district drives resale here more than almost anywhere.
8. Single-wall construction isn’t a dealbreaker. It is a negotiation.
9. Kailua and Kailua-Kona are 200 miles apart. Zillow doesn’t care.
10. The best properties never hit the MLS first. They move through relationships.

i talked a client out of buying last week.

the house was beautiful. they could afford it. on paper it worked.

but they were buying it because they were tired of losing — fourth offer, fourth rejection, and they just wanted it to be over.

that’s not a decision. that’s exhaustion wearing a decision’s clothes.

i told them to take two weeks off. they came back, we found better, and it closed $40k under the one they almost took.

i don’t get paid to close deals. i get paid to be right about them. those are not the same job.

if you’re in the middle of that exhaustion right now — dm me. no pitch. i’ve just watched this movie a lot.

Five properties on Oʻahu I would tell my worse enemy to walk away from.

1. Leasehold with under 30 years left. You’re renting with extra steps.
2. Maintenance fees over $1.25/sq ft with underfunded reserves. Read the reserve study.
3. An unpermitted ohana the seller swears is “fine.” It stops being fine when the appraiser arrives.
4. A short-term rental in a zone that doesn’t permit them. The pro forma is fiction.
5. Anything you only like because it’s cheap. In Hawaiʻi, cheap is a message.

I’ve walked clients away from all five. Nobody has ever called me a year later and regretted it.

This $825K condo costs only $99 less every month than a $1.295M house in Kailua.

The condo has a $1,528 maintenance fee. But that is not the full fee. Add the reserve contribution, loan assessment, and special assessment, and the real monthly cost is $2,666. Electricity is billed separately.

The house is fee simple. No HOA. No monthly fees. And you own the land.

Side by side, the house runs about $7,294/month while the condo runs about $7,195/month. A $470K difference in purchase price becomes just $99/month in carrying cost.

Most people compare list prices. Almost nobody compares what it actually costs to own.
