NOBODY HIRES THE AGENT WHO CAN’T TAKE A PUNCH

// INVENTORY: most in years.
// RATES: creeping up again.
// DAYS ON MARKET: keeps stretching.
// CANCELLATIONS: don’t ask.
// NEWS MEDIA: professionally negative.
// POLITICS: professionally negative.
// BUYERS: fatigued.
// SELLERS: also fatigued.
// AI: trying to write our obituary.

Remember, it’s markets like these that separate the AMATEURS from the PROS.

It’s time to pivot.

MOST IMPORTANT WORDS IN REAL ESTATE

Years ago, my business coach really emphasized THESE FOUR WORDS in real estate:

—> “HERE’S WHAT HAPPENS NEXT”

Because this job, reduced all the way down, is largely EXPECTATION MANAGEMENT.

INSPECTION PROCESS:
// Amateurs: forward the PDF, go quiet.
// Pros: call first, walk you through it.

APPRAISAL LANDS LOW: 
// Amateurs: panic with you.
// Pros: prepped you for this + ready next steps.

STAGNANT LISTING:
// Amateurs: wait for something to report.
// Pros: “Nothing new yet, here’s why + how we can be proactive.” 

OFFER SUBMITTED:
// Amateurs: silence until the other side responds.
// Pros: “Here’s the timeline + what each answer means for us.”

MULTIPLE OFFER SITUATION:
// Amateurs: “just go highest and best.”
// Pros: break down every lever: price, terms, timelines + risk.

LENDER DELAYS:
// Amateurs: “still waiting on the bank.”
// Pros: already looped in all parties + built cushion into the timeline.

REPAIR NEGOTIATIONS:
// Amateurs: relay demands back + forth.
// Pros: frame what’s reasonable, what’s not + what it means for the deal.

CLOSING WEEK:
// Amateurs: let you feel the chaos.
// Pros: absorb it. You get one calm call: “here’s what happens next.”

Communication is the vehicle.
Expectations are the receipts.

The office has never been my deep work environment. I’ve known that about myself for a long time, and at some point I stopped fighting it. It’s just how I’m wired.

It’s a trade I’ve made peace with. I put culture above almost everything.

I STRONGLY BELIEVE: teams that laughs together, shows up for each other + ultimately work better together and yes get more done in the long run.

I’m not giving that up for a quieter room.
