πŸ“ˆ According to HBR's latest Local Market Update, 🏑 single-family home sales in the Kapahulu-Diamond Head area rose 21% πŸ”Ί from last October with 17 closed sales, while the area’s median sales price fell 11% πŸ”» to $1,110,000. There were 23 new listings last month, up more than 50% πŸ”Ί.

πŸ™ In Kaneohe neighborhoods, condo/townhome sales increased 63% πŸ”Ί year over year as the median condo price dropped 6% πŸ”» to $707,000. Active inventory rose 14% πŸ”Ί ending the month with 24 active listings.

Let's talk a few reasons why you shouldn't let the current interest rates intimidate you as a Buyer in this market:

1. Your loan will be based on your credit rating and overall financial standing as determined by your lender. A great lender will provide an array of options suited to your personal financial goals, so it's important to work with a great banker or lender.

2. High rates allow for lower prices and room for negotiation as a Buyer. Your Realtor (hopefully me), can help you navigate the market to your benefit.

3. Loan programs: there are various loan types and options that assist buyers with lower monthly payments, down payments, escrow costs credits, etc. A current program on offer is the 3-2-1 Buydown. Here's how it works-if you are approved at a rate of 7% on your loan, with the Buydown your monthly payment during the 1st year is based on a 4% rate, 2nd year at 5%, and 3rd year at 6%, while years 4-30 are at the approved 7%-flyer attached. Check with your lender for programs that work for you!
