This is what a final walkthrough looks like.

Before signing, we walk through the home together to make sure everything is in the same or better condition as when the offer was accepted. We also confirm that any repairs or items agreed upon during the inspection process have been completed.

In Hawai‘i, buyers typically sign their closing documents first, and the sale records a few days later. That’s why the final walkthrough is so important. It’s the last chance to make sure everything is exactly as it should be before signing.

A small step in the process, but an important one.

Big congratulations to my enlisted veteran ( E-6/SSG) who is officially under contract 🇺🇸

She reached out months ago right after receiving verbal PCS orders to Hawaiʻi. Since then, we’ve been doing virtual tours, watching the market closely, and staying patient, even when timing made it too early to move forward on a few homes she really liked.

When this property came up, it checked every box:
close to Schofield Barracks, newly renovated, a spacious kitchen, two bedrooms, side-by-side washer and dryer, and perfectly within her BAH.

By the time we toured it, the home already had offers and went under contract, but we submitted a backup offer anyway. Today, the call came in. The first buyer canceled, and my client is now officially in escrow.

Backup offers matter. Strategy matters. And knowing your client truly matters.

I’m so proud of her, so grateful for the trust, and so excited for her to arrive and move straight into a home just minutes from work 🤍
