Just visited the showroom for Kali'u, one of the upcoming luxury residential projects that is coming to Our Kaka'ako, and there is a lot to be excited about!

🥸🥸 Why is Hawaiʻi’s real estate market so different from the mainland?

Many people compare Hawaiʻi to California, Texas, or Florida. The reality is that Hawaiʻi plays by a completely different set of rules.

Here are the five biggest reasons.

1️⃣ There is only so much land.
Unlike most mainland cities, Honolulu can’t simply expand. The Pacific Ocean surrounds the island, while mountains, conservation land, military land, and agricultural zoning limit where new homes can be built. When supply is limited and demand remains strong, prices stay resilient.
2️⃣ Building costs are much higher.
Most construction materials arrive by ship, increasing transportation costs. Labor is also more expensive, and builders often face higher costs than their mainland counterparts before construction even begins.
3️⃣ New housing takes longer to build.
Industry economists consistently point to Hawaiʻi’s lengthy permitting and approval process as one of the biggest reasons housing supply can’t keep up with demand. UHERO reports that permit processing times are often more than three times the national average 😩😩😩
4️⃣ Demand comes from multiple markets.
Hawaiʻi isn’t supported only by local buyers. It also attracts buyers from the U.S. mainland and international markets who purchase homes as primary residences, second homes, retirement properties, or long-term investments. That broad demand helps support values even during slower market cycles.
5️⃣ It’s more than a housing market.
For many buyers, purchasing in Hawaiʻi is also a lifestyle decision. Year-round weather, limited inventory, oceanfront locations, and the islands’ unique quality of life make Hawaiʻi unlike almost any other real estate market in the United States.
